Fall festival season has officially exploded, and this might be the busiest weekend of the year to prove it.šŸŒ³šŸšŸ‚šŸŽƒšŸšœ

Cox Farms opens its legendary Fall Festival in Centreville, Alexandria and Ashburn both throw Oktoberfests, and Mount Vernon turns back the clock with a full colonial market. Maryland brings pumpkin patches at Butlerā€™s Orchard, its own round of Oktoberfests, and a seafood and w**e festival on the Havre de Grace waterfront. And DC goes all out with the massive H Street Festival, a Thai food celebration downtown, and a free family day at the Postal Museum.

Fourteen events, three states, one incredible weekend. Pick your favorites and get out there.

The best networking I did this week happened after the networking ended.

Our West Prince William Social Collective event wrapped up and nobody wanted to leave, so we stayed for music bingo. And we won! Thanks Craftworx!

Iā€™ve been to plenty of events where you trade cards, say the right things, and go home. This wasnā€™t that. Half the room was singing along badly, a few competitive streaks came out, and by the end we knew each other as people instead of job titles.

Thatā€™s the part that actually builds a referral relationship. Not the intro. The hour (or 2) after it!

Same week, Leigh visited the South Asian Social Collective and I drove out to Frederick to support Melissa at the Empowering Women in Real Estate lunch. Different rooms, different crowds, same thing happening underneath. People showing up for each other.

I go to a lot of these, and hereā€™s what I keep noticing. The events where I walk in trying to get something rarely go anywhere. The ones where I walk in to support someone else are the ones Iā€™m still talking about months later.

So if youā€™re on the fence about something this fall, go. Sit with people you donā€™t know yet. Stay for the bingo.

Something most people don't know about me ~ Amanda! I spent over six years as a loan signing agent before I came to Pride Settlement. Over 900 closings. I've sat across from first-time buyers who were so nervous their hands were shaking. I've watched couples cry happy tears when they realized the house was officially theirs. I've seen deals almost fall apart at the table because of something nobody caught in time.

Those experiences shaped everything about how I approach my job now.
I'm not just looking at a file; I'm thinking about the person who's going to sit across from me at that table. I'm thinking about whether they're going to have a good day or a stressful one. And I want it to be a good one every single time.

Title insurance isn't the most exciting part of real estate. But the moment someone gets the keys to their home? That part never gets old and that moment is why I do what I do! I love being part of this milestone!

Three things every agent should do the day a contract is ratified (that most agents wait too long to do):

1. Send the address to your title company. Not next week. That day. The earlier we start the title search, the more time we have to catch and resolve anything that could delay closing. Open permits, old liens, ownership issues. All of this takes time to fix, and the clock starts the second you go under contract.
2. Ask the listing agent about the HOA. If the property is in an HOA community in Virginia, the seller needs to order a resale package. Some management companies take 10-15 business days. If nobody orders it until two weeks before closing, it becomes the thing holding everything up.
3. Find out if the seller inherited the property, went through a divorce, or is a foreign national. Each of these situations adds steps to the title process that take time. If I know about them on day one instead of day twenty, I can get ahead of it.

None of this is hard. Itā€™s just a matter of timing. And timing is the difference between a smooth closing and a stressful one.

Virginia is handing $10,000 to teachers, nurses, first responders, and military families who want to buy a home. Not a loan. A grant.

Iā€™ve had a few people ask me about this since it launched, so hereā€™s the short version.

Virginia Housingā€™s Community Heroes Grant covers $10,000 toward down payment and closing costs for first-time buyers who work in education, public safety, the military, or healthcare. Thereā€™s nothing to pay back, ever. And it stacks with their other grants, so for the right buyer it can turn into a lot more than $10,000 of help.

The catch is small but real. It has to go through a Virginia Housing Bond loan, income limits apply, and your lender has to reserve it up front with a certification form. So it starts with a phone call to a lender who knows the program.

Where I come in is the last mile. Once that grant is reserved, it still has to show up correctly on the settlement statement and clear before closing day. Iā€™ve seen grant money get lost in the shuffle, and that is a terrible surprise to have at the table.

Fall festival season has officially arrived in the DMV, and it's kicking off close to home.

The Ashburn Village Fall Fest runs Friday and Saturday with live music, a b**r garden, and food trucks right in our backyard. Sterling and Rockville both have Oktoberfests going, and if you're up for a drive, Homestead Farm's sunflower fields make for a beautiful family afternoon.

Bethesda goes all in on art this weekend with its 28th annual Row Arts Festival, Silver Spring turns up the music with its Jazz Festival, and DC keeps the lights on all night for Art All Night before Adams Morgan Day takes over Sunday.

However you spend it, fall is here and there's a lot to love about it.
