Alrighty folks, here's the Buncombe County market report for November 2024. It's crucial to look at November 2023 as a relative comparison, since our October 2024 was such an anomaly. There's actually lots of good news in this data when you look at the big picture. A few key takeaways:
---> New listings added to the market increased 11% from Nov. 2023 - a great sign of the market recovery in the post-Helene months!
---> The median days-on-market number is equal to where it was November of last year - and is almost on par with September this year, pre-Helene.
---> Don't be fooled by the low Homes Sold number - most homes that closed in November would have gone under contract in October or earlier - and we know October's under contract numbers were dismal. 225 homes went under contract in November - very close to the number that went under contract in September 2024, AND November 2023.
---> You'll notice that the average sales price has gone down - and it's the lowest it's been since the first quarter of the year. Interestingly, the median sales price has increased compared with most months of last year, and is among the higher range of median prices for all of the months this year.
