In partnership with Seth Hendershot, the owners of the property at 1165 Oglethorpe have applied to the county for an amendment to the current (commercial neighborhood PD) zoning, to allow (1) neighborhood scale walkable commercial buildings at the front of the property, including a second location for Hendershots as well as one or two other locally owned commercial uses, and (2) townhomes and a co

ttage court toward the rear of the property, which would include a mix of subsidized affordable units and market rate units, some of them restricted to residents 55 and over.

Beyond merely saying we should build as we used to, we have to respond to the operating realities that we’re constrained to today. It requires buy-in from public officials, bankers, community groups, and all trades related to the built environment. This is a no simple thing. It also requires proof it can be done."
