I like to take Tuesdays to answer questions that pop up over the week. Today, I'm answering a client question from this week that may be helpful for others.

Can I make an offer lower than the listing price?

We are currently in a buyer's market so we are seeing a little more of this at the moment.

Yes, sometimes you absolutely can. The right offer depends on how long the property has been listed, condition of the property, comparable sales nearby, and the seller's situation. It also depends on the type of provisions you plan to place in the offer (for example, if you need a considerable amount of closing cost assistance).

Homeowner Tip Thursday 🏡

Here’s one of those things you probably won’t think about until you need it: take pictures of your home and belongings now.

Walk room to room and snap photos of furniture, electronics, appliances, jewelry, tools, and other valuable items. For bigger purchases, grab a picture of the model and serial number too.

If you ever have to file an insurance claim after a fire, storm, theft, or other damage, trying to remember everything you owned can be incredibly difficult. Having photos gives you a record to reference when you need it most.

It takes 10 minutes, costs nothing, and future you may be VERY glad you did it. Also, taking pictures of your debit/credit cards (front and back) will come in very useful if your wallet is ever missing and you need to be able to put holds on your cards or cancel them!

Now the important part: store those pictures somewhere you could still access them if something happened to your home or phone.

Consider this your friendly reminder to take the pictures before you need the pictures. 😊

It's Wordy Wednesday! Let's talk about refinancing!

The rates are pretty awful at the moment so you’ve probably heard the word refinance, but what does it actually mean?

Refinancing simply means replacing your current mortgage with a new one. Homeowners may choose to refinance for several reasons, such as getting a different interest rate or loan term, lowering a monthly payment, or accessing some of the equity they’ve built in their home.

However, refinancing isn’t automatically the right move just because rates change! There can be closing costs and other expenses involved, so it’s important to look at the whole picture and how long you plan to stay in the home. This when contacting a lender is key! (I can always provide recommendations if you need them.)

Real estate terminology can be be a little "scary" sometimes, but hopefully these weekly snippets are helping clear some confusion along the way. 😊

It's Wordy Wednesday! Today we're going to talk about conventional loans!

A conventional loan is one of the most common types of home loans, but the name can make it sound more complicated than it really is.

Simply put, it’s a mortgage that is not backed by a government program like FHA, VA, or USDA. These loans are offered through private lenders and can be a great option for buyers with solid credit and steady income.

Also, you do not always need 20% down for a conventional loan (that's a discussion for you and your lender).
