📍 Dacula homes sell in 42 days at 99.3% of asking. Here's why we own there.

Dacula sits northeast of the city along the Highway 316 corridor, one of the steadier growth pockets in Gwinnett County.

• Median sale price: $380,799, down 6.7% year over year
• Days on market: 42, essentially flat year over year
• Sale-to-list ratio: 99.3%, holding strong
• Homes sold down 23.7% year over year, fewer sellers, steadier prices

Dacula's price dip looks scary as a headline, but 99.3% of asking and 42 days on market says the opposite: sellers who list well still get paid close to full value, fast, and buyers aren't finding the deep discounts a falling median might suggest. That kind of stability is exactly why we bought there years ago instead of chasing hotter, pricier submarkets closer to the city core.

ALBE PROOF: Our Centenary Way property in Dacula rents furnished at $3,800/month and has generated $182K+ in revenue since 2022.

🔑 Atlanta rents are set to grow faster than almost any big metro in 2026.

• Average Atlanta rent projected to reach $1,650/month in 2026
• Atlanta ranked #2 nationally for expected rent growth
• Vacancy projected to fall to 5.2%, lowest since the post-pandemic recovery
• New multifamily completions down nearly 50% from 2025
• 19,000 new jobs expected to keep filling those units

Rent growth reversing two straight years of declines, right as new supply shrinks to its slowest pace in over a decade, is the setup landlords wait years for. AlBe Ventures owns and operates every rental we hold, so we feel that tightening in renewal calls, not just in headlines, and we're leaning further into furnished and mid-term rentals to meet the demand it is creating across Greater Atlanta.

📈 Mortgage rates just hit 7.23%. Here's what that does to your Atlanta payment.

• 30-year fixed averaged 7.23% this week, up from 7.07%
• The Fed raised its target rate 0.25% in September 2026
• Rates mostly held in the mid to high 6% range earlier this year
• Forecasters say a big drop is unlikely near term

Every quarter point reshapes what "cash flow positive" means in Atlanta. Investors who bought on hype at low rates and thin margins are getting squeezed as their loans reset, while investors who underwrote conservatively from the start are still fine. That is the whole game at AlBe Ventures: we structure every acquisition to work at today's rate, not the one we are hoping the Fed hands us next year.

ALBE PROOF: Southland Pass flip in Stone Mountain netted $61K profit in 5 months, about 65% cash-on-cash ROI.

🏡 Atlanta homes are down 1.7% year over year. Is this finally a buyer's market?

• Median sale price: $400,000, down 1.7% year over year
• Active inventory: 22,897 listings, up 3% from last year
• Pending sales down 28.9% year over year
• Georgia MLS: homes now compete for buyers, not the other way around

Atlanta has quietly flipped. More homes are sitting on the market, fewer are moving fast, and sellers are adjusting expectations instead of holding firm on price. For disciplined buyers who run the numbers instead of chasing headlines, that shift is opportunity, not risk, especially on properties that have sat long enough for sellers to negotiate seriously. At AlBe Ventures we only close on Atlanta deals that cash flow at today's rates, never on hope for tomorrow's, which is exactly why a softer market like this one plays to our strengths.

🚲 Living near the BeltLine costs 15% to 25% more in rent. Owners are not complaining.

• Properties with immediate BeltLine or trail access carry a 5% to 20% price premium
• Rents near the trail run 15% to 25% above comparable properties further out
• Home prices along the south and east trails are up 40% to 50% since the pandemic
• Legacy Resident Retention Program homeowners have gained nearly $50,000 in value on average, some more than $200,000
• The BeltLine just launched a $1.5M housing program aimed at long-term renters

Infrastructure moves value on a longer clock than interest rates do. The Westside Trail connection is already resetting comps in Reynoldstown and West Midtown, and the premium tends to show up in rent before it fully shows up in price. We buy where the path of that investment is visible and the numbers still cash flow on day one, not on a story about what a neighborhood might become in five years.

🏘️ 5.3% or 8%? The Atlanta return depends entirely on which door you buy.

• Atlanta multifamily traded at a 5.3% average cap rate and $194K per unit in Q1 2026
• Metro multifamily vacancy sits at 4.6% and is projected to reach 5.1% by the end of Q3
• Multifamily rent growth across metro Atlanta is running at 3.0%
• Single-family rents averaged $1,600 in Q2 2026, down 3.0% year over year
• South Fulton homes priced $200K to $280K renting at $1,500 to $1,800 can clear gross yields above 8%

Cap rate and gross yield are not the same measure, and that is exactly the point. Multifamily gives you scale and operating leverage on one roof. Single-family gives you cleaner exits, a deeper buyer pool, and yields that still work in the right submarket. We own and operate both sides of that trade ourselves, so we underwrite each deal on its own cash flow rather than on a category preference.

🔨 Atlanta flippers cleared $99,921 in gross profit per deal last quarter.

• Investors bought at an average $370,335 and resold at $470,256 in Q1 2026
• That is a 27.0% gross ROI on the average metro Atlanta flip
• Georgia leads every state in flipping rate at 10.1% of all home sales
• Cobb County (19.6%) and Clayton County (19.5%) posted the highest flip rates in the country
• Net profit after financing, holding costs and taxes typically lands between $25,000 and $50,000

The spread between the headline number and the number that actually hits your account is where most flips fail. Gross profit is not profit. We underwrite every acquisition to the net, with renovation costs, carry and a realistic timeline priced in before we ever make an offer. With a 13.6% flip rate in this metro, the competition is real, and discipline at the buy is the only edge that lasts.

ALBE PROOF: Our Southland Pass project in Stone Mountain netted $61K in 5 months, roughly a 65% cash-on-cash return.

📈 Atlanta just passed Miami. 62,000 new neighbors showed up in one year.

• Metro Atlanta's population hit 6,482,182 as of July 2025, up 61,953 in a single year
• That is the third largest numeric population gain of any US metro
• Atlanta overtook Miami to become the 6th largest metro in the country
• Domestic migration keeps pulling residents from Florida, California and New York
• New home construction is projected at its slowest pace in over a decade, just as demand keeps climbing

Every new resident needs somewhere to live, and Atlanta is not building fast enough to keep up. That gap between population growth and new supply is the core of our long term rental thesis: buy well located homes, operate them properly, and let steady in-migration keep demand ahead of the market.

AlBe proof: our Amaranth Trail home in Hoschton rents for $2,600 a month long term and has produced over $124K in revenue since 2022.

🛋️ Furnished rentals in metro Atlanta are outrunning new apartment supply.

• Metro Atlanta single family rents average $1,750 to $1,900 a month, submarket dependent
• New apartment deliveries are projected at just 8,400 units in 2026, roughly half of last year's pace
• That is the metro's slowest construction pace in more than a decade
• Multifamily rent growth was a modest 0.4% in Q1 2026, while corporate and relocation demand keeps climbing
• Furnished, mid-term and insurance housing tenants routinely pay a premium over standard unfurnished leases

When new supply slows and companies keep relocating people into Atlanta, furnished and mid-term housing is where the real cash flow shows up. We own and operate these homes ourselves, so we control the furnishing, the guest experience and the turnover, not a third party manager.

AlBe proof: our Centenary Way home in Dacula rents furnished at $3,800 a month and has generated over $182K in revenue since 2022.

📊 30 year rates are basically flat versus last year. So why does buying feel harder?

• Today's average 30 year fixed rate: 6.78% (Bankrate, August 3)
• One year ago (August 2025): 6.58%, just 20 basis points lower
• On a typical $328K Atlanta loan, that gap is about $43 more a month
• Freddie Mac's full year 2025 average was 6.60%, 2026 is tracking the same band
• Atlanta's median home price sits at $410,000, nearly unchanged year over year

Rate headlines move fast, but the real story for Atlanta buyers and investors is stability. Payments have barely budged in a year, which matters more than the noise. We build our models around whatever the current rate actually is, so a deal that pencils today keeps penciling if rates hold or even tick up.
