Can you buy or sell a home without a Realtor? Absolutely! 🏡

Georgia law doesn’t require you to use one. But there’s a reason most people still choose to.

📊 88% of buyers used a real estate agent in 2025.
📊 91% of sellers used an agent.
📊 Only 5% of sellers sold FSBO — an all-time low.

Buying or selling involves contracts, negotiations, inspections, appraisals, financing, deadlines, disclosures and a LOT of moving parts. Having someone experienced guide you through the process can make a big difference.

Renting or leasing is a little different. Personally, I don’t always see a need for a Realtor for a rental. If you want the convenience and help finding a property, absolutely! But I personally don’t handle rentals.

For buying or selling, though, the process is much more complicated and that’s where professional representation can be especially valuable.

Якщо ви вперше стаєте власником житла в США, важливо знати: ваш mortgage payment - це далеко не всі витрати на будинок.

Ось що потрібно врахувати 👇

💵 1. Mortgage — Principal + Interest
Якщо ви купуєте будинок у кредит, щомісяця ви сплачуєте відсотки банку + частину самого кредиту.
До платежу також можуть додаватися property taxes та homeowners insurance через escrow.

🏛️ 2. Property Taxes
Податок на нерухомість сплачується щороку, але якщо у вас escrow, банк зазвичай збирає цю суму частинами разом із mortgage payment.
У Джорджії сума дуже залежить від county та міста, тому 1–1.5% від ціни — це лише орієнтир для попереднього розрахунку, а не фіксована ставка.

🛡️ 3. Homeowners Insurance
Це не те саме, що property tax. Страховка захищає ваш будинок від певних пошкоджень та інших ризиків, передбачених полісом.
Якщо будинок купується з mortgage, страховка зазвичай є обов’язковою умовою кредиту.

🔧 4. Repairs & Maintenance
Щось 100% колись зламається.
Зламався HVAC, потік water heater, потрібно міняти дах, з’явилася проблема з plumbing — тепер це вже ваша відповідальність, а не landlord’s.

Саме тому я раджу мати окремий emergency fund на будинок.

“I want an aggressive agent. I want a shark.” 🦈

I hear this all the time, but here’s the thing: an overly aggressive Realtor can actually hurt your deal.

Real estate is a relationship business, and reputation matters. When agents know you’re professional, responsive, reasonable, and easy to work with, they’re more likely to trust you and that can make a real difference when negotiating.

I’ve personally had many situations where relationships I’ve built with other Realtors helped my clients get deals done that may have otherwise fallen apart.

Being diplomatic doesn’t mean you’re not fighting for your client. It means you know when to push, when to negotiate, and when to find a solution that works for everyone.

You don’t need a “bulldog.”
You need a Realtor who advocates for you AND knows how to get along with the other side.

Because sometimes, being the nicest person in the room can actually help you win the deal. 🏡

Being diplomatic doesn’t mean being weak.
You can be a fierce advocate for your client while still being someone other agents want to do business with.
