If we were selling our homes in Atlanta, here’s exactly what we’d focus on ⬇️ 🤩

1. Price based on current comparable sales. What your neighbor sold for six months ago doesn’t necessarily reflect what buyers are willing to pay today.

2. Fix the things buyers will notice. Small repairs, touch-up paint, outdated fixtures, and deferred maintenance can quickly become negotiating points during an inspection.

3. Declutter with the buyer in mind. You want rooms to feel spacious and functional so buyers can easily understand how they’d use the space.

4. Invest in the first impression. Curb appeal, staging, professional photography, and how your home is presented online can determine whether a buyer ever schedules a showing.

5. Be intentional about who you hire. Your agent influences everything from pricing and marketing to negotiations and problem-solving once you’re under contract. Look for someone who understands your Atlanta neighborhood, communicates clearly, and has a strategy beyond simply putting your home on the MLS.
