🦂🕷️ Inspection day came with a few unexpected guests!

During this inspection, we spotted both a scorpion and Joro spiders around the property. Seeing pests like these is a good reminder that small gaps around doors, windows, siding, and utility penetrations can give unwanted visitors an easy way inside.

We’re there to inspect the home, but sometimes the local wildlife likes to join us. 😅 Keep an eye on potential entry points and seal gaps where appropriate to help keep the outdoors where it belongs.

⚡ Brand-new doesn’t mean every safety detail is automatically covered.

During this new construction inspection, we found a water heater without a nearby disconnect or lockout provision. These safety measures are important because they allow power to the equipment to be safely shut off and secured when it needs servicing.

It may seem like a small detail, but electrical safety matters from day one. Finding items like this before closing gives the builder a chance to get them addressed before you move in.

Once drywall goes in, conditions like this can become much harder to spot and may lead to bigger concerns down the road.

Catching it at this stage gives the builder an opportunity to identify the source and address it before the home is finished. It’s much easier to fix what you can still see!

⚡ New construction, but one pretty important detail was missed.

When the thermostat wasn’t working, a closer look at the unit revealed an electrical issue that needed attention. Even in a brand-new home, systems can be incomplete, improperly connected, or simply not working as intended.

That’s why testing the major systems during a new construction inspection matters. Finding an issue before closing gives you the opportunity to have it addressed before it becomes your problem after move-in.

Sink? Urinal? A little bit of both? Whatever the original plan was, this bathroom fixture definitely had us taking a second look during the inspection. 😅

We see plenty of unique features in homes, but every now and then, something leaves even an inspector scratching their head.

What looks fine during a walkthrough can tell a very different story once you start looking underneath, behind, and around the home. Here, we found multiple concerns involving moisture damage, deteriorated materials, plumbing, and structural components that deserved a closer look.

A home inspection helps you understand what you’re actually buying, including the things you probably wouldn’t spot on your own. A few hours of inspecting can reveal a lot about what’s happening behind the scenes.

These two were already on duty, keeping a close eye on the view and making sure nothing outside slipped past them. 😄 While they handle neighborhood watch, we’ll take care of checking the windows for things like operation, visible damage, seals, and other concerns.

🏠 Just because something is holding up doesn’t mean it’s properly supported.

During this attic inspection, we found framing that lacked proper structural support. Attic and roof framing is designed to transfer loads through specific structural components, so makeshift or inadequate support can lead to movement, sagging, or other concerns over time.

This is why getting into the attic matters. It gives us a look at parts of the home you probably don’t see every day and can reveal structural issues hiding above the ceiling.
