Storytime: I lost my entire composure at one point and had to stare at a wall until I could calm down. The wall and I worked through some things. 😂
3504 Castlehill Court is officially SOLD, and now I can finally come up for air. 🏡
My client lives in Texas, so getting this Tucker home ready meant coordinating paint, actual staging, and the details that help buyers picture themselves living there.
Then came six open houses. Two contracts. And one termination after first-time buyer jitters sent the first buyer toward new construction.
We regrouped and kept moving.
My strategy was to reach buyers looking for exactly what this home offered: no HOA, Tucker schools, and a location that worked for their lives.
Emails. Postcards. Phone calls. Even the community group chat got the Melly marketing treatment. If there was a way to get the word out, I was working it. 📣
And that older roof? Took. Me. Out. After so many quotes and roofing conversations, I felt like I needed my own ladder and business cards. 😂
We found the right buyer, but a closing that was supposed to take 25 days stretched to nearly double. Then came a last-minute change from conventional financing to FHA and a lender switch.
Eight days after that swap, we CLOSED. Exactly eight.
Behind this “Just Sold” were follow-ups, hard conversations, changing plans, and a whole lot of advocating. I fought for my client while working with everyone involved to get this transaction across the finish line.
That is why people work with Melly.
You’re hiring someone who prepares your home, finds its audience, keeps you informed from another state, and stays involved when things get complicated. Someone who adjusts the strategy, asks the hard questions, and makes the next call.
It takes more than putting a sign in the yard. This one took persistence, teamwork, enough roof quotes to last me a lifetime, and a brief meeting with the wall.
To my client, thank you for trusting me from Texas through every plot twist. We made it. 💙
