Solar Panels ~ if you do not have a paid in full receipt on the system, then they will become a lien on your property. SAYING THIS AGAIN, Solar panels when put on by Builder or Homeowners, become a cloud 💰☁️ on your home until the panels are paid in full. End of story.
In the event, that the fine print was not explained to comprehension, it will not matter. If you signed the papers, 📄 it's a new lien secured by the house.
So, NEVER, have I had a Buyer insist that they must have a "solar" house! NEVER!!! We try to accommodate all our buyers needs, but solar just has not been a prerequisite. It's a personal choice. I am a fan of your solar choice if you can pay cash for panels. If not, there could be financial repercussions.
i.e. Thought Provoking Real Scenarios:
1. Parents move to Florida for retirement bliss. Dad passes. Mom becomes ill. Daughter moves Mom back home to Missouri. Family left with no money due to First Mortgage and Second Lien of Solar Panels. No Inheritance, Financial burden to family.
2. Young couple with Baby got relocated to Oregon needs to sell house. Put house on market. Doesn't sell. The First Mortgage and Solar Lien combined is more money than the house is worth. Young couple move back to Florida to avoid foreclosure.
3. Single professional bought home and so excited to have accomplished this American Dream, without any financial assistance. Saved down payment money and had established credit worthiness. Stayed awhile but fell in love and was ready to move into "their" together home. So we are ready to sell. Well... when the solar salesman came around, he said the panels would increase the value, and decrease the monthly expense, and that is was just like "making a utility payment but less $! But, forgot to mention it was going to attach to the house as a lien!!! After much dismay not able to sell the house w/system, they ripped it off, took it to the new house, put on a new roof on old house, just to sell the property so they could live happily there after! WOW!
These are just a few examples of how solar systems have affected the sale of a house. Matters not to me, what you choose, pro or con! But choose to be informed. Solar companies are filing bankruptcy everyday. Real Estate Agents exiting the industry because they can't pay their NAR/FAR/Local dues. Too Big of an investment to believe people that made their money, and they are O-U-T!
