Recently, I helped these great clients sell their home and purchase their new home with back-to-back closings on the same day

I WAS BORN IN 1961. SO YES, I GET IT

Why do I have to sign an agreement before you can show me a house?

If you haven’t bought a home in the last couple years, it’s a perfectly reasonable question. The process has changed

Before a Realtor can show you a home, a written Buyer Broker Agreement is required to be in place

It puts our working relationship in writing. It says that I’m representing you, explains what you can expect from me as your Realtor, and it spells out how I’ll be compensated

When I represent you as a buyer, my job is more than opening doors and showing you houses

I’m there to help you understand the market, determine what a property is worth, write and negotiate your offer, work through inspections and repairs, handle problems that may come up, keep everything moving and look out for your interests all the way to the closing table

The agreement also makes sure we talk about compensation up front. Depending on the transaction, the seller may pay some or all of the buyer agent’s compensation. If there’s a situation where you could be responsible for any of it, we’ll talk about that ahead of time so there are no surprises

Signing a Buyer Broker Agreement does NOT mean you have to buy a house.

You’re not agreeing to purchase anything. You’re simply agreeing on how you and your Realtor will work together while you’re looking

That’s really all it’s about. Knowing who represents you, knowing what to expect from each other, and getting everything out in the open from the beginning

Not every home sells in the first weekend, and thats ok …

Every home does have a buyer, and it’s just a matter of finding the right one

This home took longer to sell because its location was not the perfect fit for everyone.

But we stayed the course, kept marketing, kept believing in it, and today this home sold with buyers who felt it was exactly where they are meant to be
