Low offer on your home - should you counter offer?

Yes, I do advise to counter low offers, no matter how low the offer is.

Negotiation is how selling a home works. A low offer can turn into a reasonable offer quickly.

Selling your home can be emotional, however you are engaging in a business transaction, and it is a business of negotiation.

I tell my clients to remain cool, calm, and collected.

It doesn't matter where a buyer starts with their offer. What matters is where they end up!

I recently had a case where an offer came in $50,000 below the asking price.

My client's counter offered $1,800 below our listed price. The buyers accepted the counter offer!

Never overreact to a lowball offer. It should be business as usual.

How can I buy my next home when I have to sell this one first?

It can feel overwhelming, but it doesn’t have to be

Why do I have to sign an agreement before you can show me a house?

If you haven’t bought a home in the last couple years, it’s a perfectly reasonable question. The process has changed

Before a Realtor can show you a home, a written Buyer Broker Agreement is required to be in place

It puts our working relationship in writing. It says that I’m representing you, explains what you can expect from me as your Realtor, and it spells out how I’ll be compensated

When I represent you as a buyer, my job is more than opening doors and showing you houses

I’m there to help you understand the market, determine what a property is worth, write and negotiate your offer, work through inspections and repairs, handle problems that may come up, keep everything moving and look out for your interests all the way to the closing table

The agreement also makes sure we talk about compensation up front. Depending on the transaction, the seller may pay some or all of the buyer agent’s compensation. If there’s a situation where you could be responsible for any of it, we’ll talk about that ahead of time so there are no surprises

Signing a Buyer Broker Agreement does NOT mean you have to buy a house.

You’re not agreeing to purchase anything. You’re simply agreeing on how you and your Realtor will work together while you’re looking

That’s really all it’s about. Knowing who represents you, knowing what to expect from each other, and getting everything out in the open from the beginning
