🏡 SELLER MYTH #2: Selling Fast Means Leaving Money on the Table

Many homeowners believe that if their home sells quickly, they priced it too low.

That is rarely true.

Think about what happens when a new iPhone is released. The biggest crowd shows up right away because they've been waiting for it.

Homes work the same way.

When a new listing hits the market, there's already a pool of buyers actively searching. They schedule showings, compare it to everything else available, and decide whether they need to act.

Once those buyers have seen the home, they're gone.

You're not getting the same buyers back 60 days later with more enthusiasm and a bigger checkbook. 😄

From that point forward, you're largely waiting for new buyers to enter the market while competing against new listings.

That's why homes receive their strongest interest during the first few weeks on the market.

It's also the period when sellers are most likely to attract multiple interested buyers at the same time—a key ingredient for strong offers and favorable terms.

A recent example is our Diamondleaf Bend listing, which went under contract in just 8 days.

Did it sell quickly because we gave it away?

Nope.

It sold because the home was positioned correctly, marketed effectively, and attracted serious buyers while the largest pool of buyers was paying attention.

The goal isn't to sell fast.

The goal is to maximize your outcome.

And sometimes that happens surprisingly fast.

☔☀️ Summer is finally here... we think.

At least according to the calendar.

Because if you've lived in Central Texas lately, you're probably asking the same question we are: What's up with all the rain?! One minute we're planning pool days, the next we're checking the radar for the third time before lunch.

Still, whether it's sunshine or surprise showers, one thing always sounds good: an iced coffee and a little time to slow down.

Join Doedi and me for our next Coffee Break:

📅 Thursday, June 11
⏰ 3:00 PM
📍 Lamppost Coffee
1205 Round Rock Ave
Round Rock, TX

Come cool off with an iced coffee, catch up, and enjoy some good conversation. Have questions about buying, selling, investing, or what's happening in the Central Texas real estate market? We'd be happy to chat. And if you'd rather discuss weather forecasts, backyard puddles, or whether your lawn has secretly become a rice field, that's fine too. 😄

No pressure. No agenda. Just coffee, community, and a chance to take a break from the day.

Hope to see you there!

When most people buy a home, they're thinking about today.

Does the kitchen work for us?
Can we see ourselves living here?
Where's the best place for the TV?

Those are all important questions.

But one of the biggest things we help buyers think about is something else:

Future You.

Future You might need to sell the home.
Future You might get transferred.
Future You might decide you'd rather be closer to family, work, or grandkids.

That's why we look beyond the granite countertops and paint colors.

Things like lot location, neighborhood trends, school boundaries, future development, floorplan functionality, and resale demand can have a huge impact on how a home performs over time.

Two homes can look very similar today but have very different stories five or ten years from now.

Buying a home should absolutely be emotional.

You have to love where you live.

But it should also be practical.

Because Future You deserves a little consideration too.

And unlike present-day you, Future You can't attend the showing.

🏡 UNDER CONTRACT IN 11 DAYS!

Seller Myth #1: More Showings = Better Results

Many homeowners believe the secret to selling a home is getting as many people through the front door as possible.

Here's the reality...

A home can have 50 showings and no offers.

Another home can have 10 showings and go under contract at full price (or more).

The difference isn't always the number of people who see the home. It's how, why, and when they see it.

1501 Autumn Fire Cove in Cedar Park is a great example. About 15 parties viewed the home during several concentrated showing opportunities over the first 11 days it was on the market. Nearly everyone loved the layout and what we affectionately called the home's "Super Space"—a flexible living area that gave the home room to breathe.

One buyer stepped forward with a great offer, and the home is now under contract.

The takeaway?

Showings matter.

If done strategically, they matter more.

Strategically scheduled showings that create momentum and urgency usually outperform a long stream of isolated showings spread over weeks or months.

When buyers see other buyers looking at the same home, it creates awareness, urgency, and stronger offers.

Thinking about selling in the next 3–18 months? We'd be happy to help you create a plan designed around your goals, timing, and financial priorities.

Buying a home involves more people than most buyers expect.

There’s the lender. The inspector. The insurance person. Sometimes a contractor. Occasionally someone measuring something you didn’t know needed measuring.

It can start to feel like assembling a home-buying pit crew.

And just like a pit crew, the right people make a huge difference.

A strong buyer’s agent doesn’t just help you find the home—we help connect you with reliable professionals who communicate, show up, and understand the pace of a real estate transaction.

That matters.

Because when deadlines are moving, inspections are happening, insurance needs quotes, and the lender needs answers, you don’t want to be chasing people who “might get back to you next week.”

You want a team that helps keep things moving.

Over time, we’ve built relationships with professionals we trust to take good care of our clients—not because they’re flashy, but because they’re responsive, knowledgeable, and dependable.

In real estate, the right team can reduce stress, avoid delays, and make the entire process feel a lot less chaotic.

Not all heroes wear capes.

Some carry moisture meters, loan calculators, and really good communication skills.

And if you ever need a reliable lender, inspector, insurance contact, contractor, or other home-related professional, we’re always happy to share names from our trusted network.

🚨 NEW TO THE MARKET + SATURDAY OPEN 🚨

Some homes are flashy. Some homes are fussy. And some homes just quietly check the boxes buyers actually care about.

6317 Diamondleaf Bnd is officially on the market — and we’d love you to come see why this Forest Bluff home deserves a closer look.

Owned by the original owner, this home has been well maintained, smoke-free, pet-free, and cared for in a way buyers can feel the minute they walk in. It also comes with thoughtful upgrades that make everyday life easier, including a sprinkler system, water filtration system, alarm system, surveillance system, and a brand-new disposal installed in May 2026.

But here’s where it gets even more interesting: you’re tucked into Southeast Austin with quick access to Tesla, the airport, downtown Austin, Walter E. Long Park, Colorado River trails, shopping, dining, and major commuter routes.

So if you’re looking for a home that feels practical, comfortable, and surprisingly convenient — come take a look.

JOIN US as we launch this home to the market on Saturday, May 19, from 1:00-3:00pm. With a starting price of $240,000, this one will go quickly!

Save the Date!

☕🏡 We need a break from selling houses… so we’re having coffee.

Doedi and I have been busy helping people buy, sell, plan, prep, negotiate, strategize, and generally keep the real estate wheels turning — which means it’s officially time to step away from the contracts for a minute and enjoy a good cup of coffee with good people.

Join us for our next Coffee Break:

📅 Tuesday, May 19
⏰ 10:30 AM
📍 la Madeleine at Lakeline
14028 N. US Hwy 183, Austin, TX 78717

As always, this is casual and low-pressure. Come with your real estate questions, your market curiosity, your “what would happen if we moved?” thoughts… or just come hang out and help us remember there’s life beyond lockboxes and paperwork. 😄

No presentation. No sales pitch. Just coffee, conversation, and a chance to catch up.

If you’ve been thinking about buying, selling, investing, or making a move later this year, we’re happy to chat. And if you just want a croissant and a friendly table to sit at, we fully support that decision too.

We’d love to see you there!

🚨 LAUNCH / OPEN HOUSE TOMORROW! 🚨
Saturday, May 16 | 1:00–2:30 PM

If you’ve been looking for a Cedar Park home with space, flexibility, and a few surprises… this could be a great place to hang your hat — and your family’s hats, backpacks, sports gear, hobby supplies, and everything else life brings with it.

And if you’re not currently in the market? Come take a gander anyway! It’s an awesome house, and sometimes it’s just fun to see what’s out there “just because.”

This beautifully cared-for home offers:
✔ 4 bedrooms
✔ 3 full bathrooms
✔ Nearly 3,000 sq ft
✔ Bedroom + full bath downstairs
✔ Large cul-de-sac lot
✔ No HOA

And then there’s the part that really makes people curious…

Behind the 3rd garage door is a permitted tandem garage/workshop space — nearly 800 sq ft with A/C, lighting, and extra outlets. Think projects, hobbies, storage, studio, gym, or the “finally, I have room for my stuff” space.

Inside, you’ll find thoughtful updates throughout, including quartz kitchen counters, marble herringbone backsplash, updated flooring, lighting, hardware, baths, and quiet energy-efficient windows.

The neighborhood is a huge bonus too — close to Milburn Park, trails, pool, tennis, excellent schools, ACC, shopping, restaurants, and everyday conveniences.

Stop by tomorrow afternoon, say hi, and take a look. This one is much easier to understand once you’re standing in it. 👀
