This is what fall in Austin looks like. Burnt orange everywhere, tailgates around campus, packed Saturdays at DKR, and an entire city that feels a little more alive when the Longhorns are home. 🤘

It’s one of my favorite things about living here—the traditions, the community, and those perfect fall Saturdays that remind you Austin is so much more than where you live. It’s a lifestyle.

Sure, the allergies are relentless and summer activity planning requires a little strategy—but those quirks come with a city full of great neighborhoods, incredible restaurants, outdoor spaces, and a lifestyle that keeps so many people happy to call Austin home.

No ticket to DKR? No problem. Austin might be just as fun outside the stadium on game day. 🤘

Whether you want a packed patio, a giant screen, a neighborhood bar, or to stay right in the middle of the tailgate action, here are a few spots to keep on your UT game day rotation:

Here's how I'd plan the perfect day in my neighborhood, Mueller.

Start with coffee from Merit (obviously), walk around Mueller Lake Park, and—if it's Sunday—browse the Texas Farmers’ Market before exploring Aldrich Street. You can easily spend a few hours here without feeling like you are rushing from one stop to the next.

A few other ideas:
- take a class at
- see a movie at
- paint your heart out at .atx
- catch a game at

Mueller offers more than one property type, price point, and version of daily life. Before deciding whether it fits, explore the homes, test your commute, review the costs, and imagine what an ordinary weekday would actually feel like.

Think you missed the boat to sell this year?

Here's what the Fall real estate market actually looks like on the ground.

The families who didn't find a home before the school year started are still looking. They didn't stop — they just got more motivated. Corporate relocation season peaks in in the Fall, which means there's a whole buyer pool that most sellers don't even think about. And because a lot of sellers DO wait until spring, the homes that are listed right now have less competition and more visibility.

Your home could stand out more in September than it does in March when every other listing in the neighborhood goes live at the same time (with the right pricing and preparation ;) ).

The one thing I'll say — and this matters more in Fall than any other time of year — is that pricing right from day one is everything. Buyers who are still active this time of year are serious. They've been looking. They know the market. An overpriced listing doesn't get the benefit of the doubt the way it might in a spring frenzy.

But a well-priced home? It still moves.

And remember, real estate is HYPER-local! Every neighborhood has different seasonal trends.

If you've been sitting on the fence about listing this year and waiting felt like the safe move — it might be worth having a real conversation about what September or October could actually look like for your specific home.

Austin is kinda chic… if your idea of luxury is having a little bit of everything within reach. :)

Boat days on Lake Austin. An hour from Fredericksburg wine country. Saturdays cheering on the Longhorns. Restaurants worth booking the reservation for. Live music on a random Tuesday. And a city that somehow offers big energy, yet plenty of space to escape.

I have the same conversation with every single buyer before we ever step inside a house.

Most people want to start by touring listings. I get it — it's the fun part. But if we skip straight to touring homes, we end up wasting weeks looking at places that were never going to work in the first place.

So before anything else, we talk through:

-What are three things you expect from your Realtor?

-What you actually need vs. what just sounds nice

-Your real budget — not what the lender approved you for, what you're genuinely comfortable paying every month

-How quickly you're mentally and financially prepared to move on the perfect home

While everyone is talking about AI, I'm focused on what actually sells homes.

Selling a home is not just about putting it online and hoping the right buyer finds it.

It's about understanding what makes your home stand out, knowing how to price it correctly for the current market, and making sure the right buyers see that value clearly.
That means walking the property. Paying attention to the details. Knowing the competition. And guiding you through every step with strategy and clarity.

It also means preparation — the repairs that actually matter, staging that makes buyers feel something the second they walk in, and presenting your home in a way that justifies the price.

It means relationships - with buyers in my pipeline, with other agents in this community, with neighbors in the area, because a lot of deals happen before a home ever hits the market. That network is one of the most valuable things I bring to the table for my sellers.

Tools like AI are helpful. I use them. But real estate still requires judgment, communication, negotiation, and a real understanding of people and timing.
That is the part I take seriously.
