Today is the day!!! šŸ” Ever since Covid shuttered the original Shady Grove, Rusty Zagst and his partners have been working tirelessly to bring a new version back to life. Six years. We went to the soft opening this weekend - they nailed it!! šŸ™Œ The space, designed by Kim Lewis Designs, is vintage, is modern and just feels so good. The patio is a marvel. Sales are up (+8%) and prices are still climbing (+2.7%), but the real shift is happening beneath the surface.

New listings are down over 20% while new contracts have dropped significantly ā€” signaling a tightening pipeline of future deals. At the same time, days on market are creeping up, showing buyers are more selective and negotiating harder.

This is a split market:
ā€¢ Well-positioned, turnkey homes are still moving
ā€¢ Everything else? Sitting longer and chasing price

The takeaway:
Buyers have more leverage and are taking their time, while sellers need to be sharper than ever on pricing and presentation to capture attention in a thinner, more competitive pool.
