🏡 16,134 active listings — elevated inventory compared to recent years, offering more choice
📉 Median price: $445,000 — relatively flat year-over-year and still below peak levels
⏳ 84 days on market — giving buyers more time to evaluate and negotiate 📊 5.6 months of inventory — consistent with a buyer-leaning market
🔻 Nearly 47% of listings have had at least one price adjustment

At the same time, we’re beginning to see early signs of stabilization in certain segments.

A meaningful shift is happening in the Austin market!

The Market Turnover Efficiency Score—which measures how efficiently homes are selling relative to available inventory—just crossed back above the 14% threshold for the first time since the 2022 correction began.

Why does that matter?
At 14%, a market moves from dysfunctional back into functional—where supply and demand begin to rebalance in a meaningful way. Austin reached 15.0% in April 2026, signaling early-stage recovery.

For context:
📊 A healthy Austin market typically runs at 17–20%
📉 At the lowest point in 2023, the score dropped to 7.77%
📈 Today: 15.0% — and improving

Supporting trends reinforce this shift:
→ Pending contracts are up 2.9% year-over-year
→ New listings are down 2.1%
→ Inventory within the City of Austin is down 13.3% year-over-year

This doesn’t mean we’re back to peak pricing—the full price recovery may take time—but it does suggest the market has likely found its structural floor.

Lately I’ve been walking through a lot of beautiful homes, and a few design trends are popping up everywhere. The big theme? Intentional design that feels both stylish and timeless.

Here’s what I’m seeing right now:

• Color drenching for depth and cohesion
• Moody palettes like burgundy, olive, and to***co
• Livable luxury—spaces that are beautiful and functional
• Vintage touches that add character and sustainability
• Darker woods making a comeback (walnut, mahogany, smoked oak)
• Wallpaper everywhere—especially in powder rooms and cozy spaces

A brand-new bridge and underpass are officially opening along the Ann and Roy Butler Hike & Bike Trail on Feb. 7—and it’s about to make getting around the lake safer, smoother, and way more enjoyable.

It’s called the Wishbone Bridge + Unity Underpass, and the city is even hosting a little opening celebration that morning at 10 am. Better walks, better runs, better bike rides, and better views coming soon. 😌🌿🚴‍♀️
