Second, note the changing negotiation dynamics. In many zip codes, the gap between original asking price and final sales price has widened, meaning sellers are having to reduce expectations more than they did last year. For instance, 78725 shows an original-to-asking discount of -7.94% (compared to -1.23% last year), and 78730’s discount jumped to -5.81% from -1.65%. Meanwhile, expired listings—a sign of listings that didn’t sell—have mostly dropped, which could mean sellers are adjusting pricing earlier or buyers are still engaged, just more selectively. This is a nuanced market: not a crash, but a clear recalibration. Buyers now have more leverage, while sellers need to price strategically from day one.
