It’s fascinating to see how the Austin metro area is shifting under our feet. I’ve just finished reviewing the latest May 2026 data for several key zip codes, and a couple of major trends stand out. First, we’re seeing broad price softening across many neighborhoods. Zip codes like 78628, 78634, 78725, 78754, 78750, and 78756 all posted lower median sales prices compared to a year ago, with appreciation dipping into negative territory. For example, 78750 saw its median drop from $748K to $570K, and appreciation fell a dramatic 8%. Even in areas where the median rose—like 78731 (now $1.35M) and 78759 ($732K)—the appreciation figures are mixed. 78731 actually saw positive appreciation (2.94%), but 78759’s appreciation slipped to -4.11%, despite the higher price point. That tells me buyers are still active in premium pockets, but overall market momentum is cooling.

Second, note the changing negotiation dynamics. In many zip codes, the gap between original asking price and final sales price has widened, meaning sellers are having to reduce expectations more than they did last year. For instance, 78725 shows an original-to-asking discount of -7.94% (compared to -1.23% last year), and 78730’s discount jumped to -5.81% from -1.65%. Meanwhile, expired listings—a sign of listings that didn’t sell—have mostly dropped, which could mean sellers are adjusting pricing earlier or buyers are still engaged, just more selectively. This is a nuanced market: not a crash, but a clear recalibration. Buyers now have more leverage, while sellers need to price strategically from day one.
