Look how easy it is to spend an afternoon in Austin. ☀️

Start at the Texas Capitol, walk over to the Blanton Museum of Art and then wander through the UT campus and surrounding museums. Art, architecture, history, coffee and plenty to explore, all within the same little pocket of Austin.

The best plans are just parking the car and seeing where the afternoon takes you.

Checking out the progress at Hawkridge, it doesn't even seem real!

Every time I’m out here, there’s something new. A homesite taking shape, another beautiful home going up and more of this community’s vision becoming real. Acre plus homesites, incredible architecture and plenty of room to breathe. Hawkridge is becoming something pretty special and it’s oh-so-fun getting to watch it happen. 🏡

There’s usually a little less noise, more time to think and sometimes more room to negotiate.
And after an Austin summer, you better believe I’m paying attention to that AC, landscaping, backyard and every west-facing window. 😂

Around Austin, the same monthly budget might mean an older home closer in, more space farther out or new construction with some pretty great incentives.

My job isn’t to help you spend everything you qualify for. It’s to help you find a home you love AND a payment you feel good about. 🤍

Give me an older Austin home with big trees, original character and a little personality any day. But let’s keep the charm and skip the weird surprises hiding behind the walls.

Cast iron plumbing, old electrical, foundation issues, sewer lines and questionable additions are all things I’m looking out for while you’re admiring the cute kitchen.

Where you put color can completely change how a room feels.
• Accent one wall to create a focal point
• Extend color up to make ceilings feel taller
• Go darker overhead to make a room feel cozier
• Use lighter tones to make a space feel bigger
• Play with different walls to make a room feel wider or narrower

You don't always need a big renovation to change a space. Sometimes a gallon of paint does the trick. 🤍 Which one would you try?

So yes, homes are selling and prices are holding pretty steady. 🏡
