Interesting shift happening in the Austin market right now 👀

The latest April 2026 Unlock MLS numbers show buyer activity picking back up across much of Central Texas:

• Austin pending sales: +20% YOY
• Travis County pending sales: +20.4% YOY
• Overall metro pending sales: +15.4% YOY

At the same time, inventory has started tightening in several key areas while pricing remains relatively soft compared to the last few years.

The rental market is telling a similar story — renters are still moving, but they’re much more price-sensitive and selective than they were during the frenzy years. Properties that are priced correctly and show well are still moving. Overpriced listings? Sitting.

Overall, the market feels healthier and more balanced heading into summer. Not “2021 crazy,” but definitely more active than what we saw through much of 2024 and early 2025.

If you’ve been considering buying, selling, or investing, this may actually be one of the more strategic windows we’ve seen in a while.
