Some high-end kitchens are moving toward full concealment - cooktops hidden behind folding doors, sinks tucked under retractable countertops, refrigerators that disappear into the walls entirely. The idea is that the kitchen becomes just a beautiful room for entertaining, with all the function hidden away until you need it. I'm torn - there's something stunning about it, but also something I love about a kitchen that feels lived in.

If you've been watching the construction next to the Hyatt on Barton Springs, here's what's going up. One Lady Bird Lake will be an 18-story building with 101 condos, 197 apartments, and two full-service restaurants developed by New York-based Related Cos. First move-ins are expected in early 2028, with condo sales launching this fall. The developer is claiming it will be the finest residential building in Austin, bar none. Loved seeing so much Austin talent recognized at this year's TxA Design Awards - Michael Hsu, Lake Flato, Clayton Korte, and more all represented beautifully. One of the biggest land moves in Austin's recent history just got approved. The 2,600-acre Dog's Head tract - owned by Endeavor Real Estate Group, the team behind The Domain - has officially been brought into Austin's city limits, unlocking what could be one of the most significant development opportunities the city has ever seen. Sitting along the Colorado River between downtown and the airport, the site is slated for a mix of residential, commercial and industrial uses, with major employers already circling.

Being named to this year's Platinum Top 500 List is something I'm incredibly proud of, but what I'm most proud of is the clients who have come back to me year after year, who have sent their children and their closest friends my way, and who have trusted me through some of the most significant moments of their lives. One of the things I love most about central Austin neighborhoods like Old Enfield and Tarrytown is how deceiving they are. A few blocks off Mopac, minutes from everything - and yet you pull into some of these driveways and the rest of the world just disappears. This home on Northumberland Road that I previously represented is a perfect example. The combination of convenience and privacy that you can find in so many Austin homes is one of the most underappreciated things about living in this city.
