Florida condos are evolving, and so are the rules around reserves and financing.

One of my biggest takeaways from the 2026 Condo Connect Summit in Aventura: buyers and sellers need to understand both the unit and the financial health of the building.

Fannie Mae eliminated Limited Review on August 3, and its Full Review reserve benchmark rises from 10% to 15% in January 2027.
