It's getting to be about that time! Peak week is headed for us in early to mid October, so make your plans now!

Getting my mind off all the heat and thinking about average peak color this year. The late heat and drought are likely to have a major impact on the quality and timing of the fall color this year. Seeing so much heat and drought stress on trees makes me worry about a very poor fall color season. No matter what, getting to the mountains for a hike and a look is worth it, no matter the color.

The August numbers are in! 📊🏡

The latest market report shows that our local real estate market continues to shift and the story can look very different depending on where you’re buying or selling. In the 28601 market, August saw fewer new listings and sales compared with last year, while year-to-date median and average sale prices remain slightly ahead of 2025.

Meanwhile, 28602 tells a different story, with the August median sales price up 2.21% year over year even as homes are taking longer to sell.
