The local housing market is still firmly in seller’s market territory as inventory remains extremely limited.

🏡 Key Stats:
• Months of Inventory: 1.54 (↓ 8.88%)
• Median Sold Price: $600,000 (↑ 13.74%)
• Sold-to-List Price: 97.9% (↓ 2.48%)
• Median Days on Market: 37 days (↑ 48%)

📈 What this means:
Inventory continues to tighten, which is pushing home prices higher. However, homes are taking a bit longer to sell and buyers are negotiating slightly more than last month.

🔑 For Buyers: Competition is still strong, but there may be slightly more room for negotiation if a home sits on the market longer.

💰 For Sellers: Limited supply continues to work in your favor. Well-priced homes are still attracting strong demand.

🚰 Pipes are the #1 risk here
Older NJ homes (colonials, capes, split-levels) often have pipes near exterior walls or basements.
• Let faucets drip (kitchen + upstairs baths first)
• Open vanity & kitchen cabinets at night
• Pay extra attention to basements, crawl spaces & garages
• If you’re away: heat ON, minimum 55°F

Frozen pipes are one of the most common winter insurance claims in NJ.

🔥 Keep heat steady
NJ cold snaps last days, not hours.
• Avoid big overnight temp drops
• Oil & gas systems work better with consistent heat
• Radiator heat? Bleed cold radiators so warmth circulates evenly

🪟 Draft control = energy savings
Wind + cold is classic NJ winter.
