For the last few years, "what will insurance cost?" has been one of the first questions in almost every Louisiana real estate conversation — buyers, sellers, agents, lenders, all of us.

That conversation is starting to shift. Statewide insurance rate increases have slowed dramatically compared to where they were a couple of years ago, and some carriers are actually cutting rates as reinsurance costs ease and the state has gone stretches without a major hurricane hit. It's not "back to normal," and deductibles are still higher than they used to be — but the trend line is finally pointing the right direction.

For anyone who put a home purchase on hold because of insurance sticker shock: it may be worth revisiting those numbers now rather than assuming they're still what they were in 2023.

I stay close to this because it directly affects what my buyers and sellers can actually afford to close on. Happy to talk through what I'm seeing locally if you're weighing a decision that got shelved because of insurance costs.

Geaux Tigers! 🐯 Kickoff season has officially arrived in Baton Rouge!

LSU opens its season this Saturday against Clemson, and if you've lived here a while, you know what that means: purple and gold everywhere, tailgates that start before sunrise, and a whole city with a little extra energy in the air.

It's also one of my favorite reminders of why people fall in love with this city and choose to put down roots here — the community, the traditions, the pride in where you live. Most buyers fixate on their credit score, and yes, it matters. But lenders are evaluating the full picture:

1. Debt-to-Income Ratio (DTI) This is often the bigger hurdle. Your total monthly debts (including the new mortgage payment) should generally stay under 43–45% of your gross monthly income.

2. Employment History Two years of consistent employment in the same field goes a long way. Gaps or recent job changes aren't automatic disqualifiers — but they need an explanation.

3. Cash Reserves Lenders want to see that you'll have money left after closing. Even a few months of mortgage payments in savings signals stability.

4. Credit History (not just score) A 720 with two late payments looks different than a 720 with zero blemishes. The history behind the number matters.
