There’s a hidden deal-breaker catching a lot of buyers and sellers off guard in Baton Rouge—and it’s called the appraisal gap.

In this video, I break down exactly what it is, how it happens, and why it can completely derail a deal after you think everything is locked in.

💥 Example:
A home goes under contract at $550,000… but the appraisal comes in at $520,000. Now you’re staring at a $30,000 gap—and the bank won’t cover it.

👉 Sellers: Overpricing might get you an offer, but it can kill your deal before closing.
👉 Buyers: Offering above asking? You need to know if you’re financially ready to cover that gap.

This is one of those conversations you need to have before going under contract—not in the middle of it.
