❄️ Freeze Prep for Southeast Texas Homeowners ❄️

A freeze is headed our way, and in Southeast Texas, even a short cold snap can cause major damage. Our homes and plumbing aren’t built for prolonged freezing temps, which means burst pipes, water damage, and costly repairs can happen fast if we don’t prepare.

A few simple steps now can protect your home and save thousands later:

✔️ Wrap and cover exposed outdoor pipes
✔️ Drip faucets overnight (especially on exterior walls)
✔️ Disconnect hoses and cover outdoor spigots
✔️ Open cabinet doors under sinks to allow warm air to circulate
✔️ Bring pets inside and protect sensitive plants
✔️ Know where your main water shut-off valve is—this is critical if a pipe bursts

💡 Why this matters:
Frozen pipes can burst without warning, flooding your home in minutes and leaving you without water for days. Preventative steps take very little time but can prevent major headaches during and after the freeze.

Please check on elderly neighbors and anyone who may need help preparing. Let’s look out for each other and our homes.

Let’s discuss a home-selling myth you need to stop believing:

❌ MYTH: Set a high asking price to allow room for negotiation

✔️ FACT: Contrary to what you may believe, this can actually drive buyers away because if your home is priced too high, buyers won’t bother even looking — especially considering comparable homes that are priced right.

If the demand is there, the price will naturally work its way up. Work with your agent to set a reasonable listing price to ensure you attract the right kinds of buyers and offers.
