Low Home Prices, Lower Taxes: Why These Underrated States Are a First-Time Buyer's Dream
As someone who has spent years helping buyers navigate the unique and historic homes of New Hampshire, I understand the importance of balancing affordability and long-term value. While my heart is here in the Granite State, I always keep an eye on national trends—and it’s interesting to note that ten states, including Iowa, Alabama, Oklahoma, West Virginia, Louisiana, Indiana, Mississippi, Arkansas, Kentucky, and Missouri, are currently standing out for first-time buyers. These states offer median home prices well below $410,700 and have notably low property tax rates. For those exploring their first move or curious about how different regions compare, it’s always worthwhile to see how affordability and tax benefits can shape the journey to homeownership. My commitment remains to guiding clients through every aspect of their real estate decisions, whether they’re looking for a piece of history or simply the right place to call home.

Why Buyers and Sellers Are Stuck
It’s an interesting moment in the New Hampshire real estate landscape—especially for those of us who work with antique, historic, and luxury homes. Right now, higher mortgage rates are making it harder for buyers to justify today’s monthly payments, leading many to pause their search. Pending sales are slowing as fewer buyers are moving from touring homes to actually making offers. On the other side, homeowners with low-rate mortgages are understandably hesitant to sell, which means we’re seeing fewer new listings come to market. This creates a kind of housing stalemate: buyers are hoping for more affordable payments, while sellers are reluctant to give up existing loans, and the pace of transactions remains unusually slow. As someone who’s helped New Hampshire buyers and sellers navigate all kinds of markets—especially those looking for properties with character or unique history—I know firsthand how patience and strategy matter in times like these.

Before stainless steel, water dispensers, and refrigerators that text you when you're out of milk… there was THIS.
I spotted this early electric refrigerator at Canterbury Shaker Village, and it’s such a great reminder of just how quickly the American home changed once electricity entered the picture. PS I sold a home that still had this style fridge. 😍
Imagine this being the newest piece of technology in your kitchen?
Old houses aren't just about architecture. The things that lived inside them tell just as much of the story.

More Homes Hit the Market as Demand Cools
We're seeing a notable shift in the housing market: over the four weeks ending August 23, new listings in the U.S. edged up 0.4% week-over-week, and total homes for sale increased by 0.5%, reaching their highest point since early Q2. Yet despite more choices, pending home sales dropped 1.1% week-over-week—hitting a six-month low—as many buyers held back due to high housing costs. The median U.S. sale price climbed 1.9% year-over-year to just over $400,000, with average mortgage rates hovering around 7%, near a 13-month high.

What does this mean for those navigating New Hampshire’s market, especially in historic and luxury segments? Rising inventory and softer demand are creating opportunities for buyers—more room to negotiate, whether it’s price cuts or concessions, especially on homes that have been listed for several weeks. Sellers are finding that realistic pricing is key; chasing past values is less effective in this climate. With my experience in antique and luxury properties, I’m seeing these trends play out locally—every home and client deserves a strategy tailored to their unique goals and the current landscape.

Why wait for new construction when the upgrades, space, and finishes you're looking for are already here? Built in 2023 and located in Ridgewood Commons, this townhouse delivers the ease of condo living without asking you to compromise on space. The main level brings the kitchen, dining, and living areas together, with a gas fireplace anchoring the room. White cabinetry, quartz countertops, stainless steel appliances, and a generous breakfast bar give the kitchen plenty of room for everything from your morning coffee to a full house for dinner. Upstairs, the front-to-back primary suite is anything but an afterthought, with two closets and its own private bath. A second bedroom, full bath, and separate office/bonus room give you something increasingly hard to find: options. Keep work out of the living room, claim a dedicated hobby space, create a quiet reading room, or simply enjoy having an extra room that doesn't need to be a bedroom. Storage is another place this condo refuses to compromise. The full unfinished basement gives you plenty of room for everything you don't want filling the garage, while the attached garage means no clearing snow off your car before heading out on a January morning. Outside, the association handles the chores that can turn homeownership into a weekend job, including landscaping and snow removal, while trash, water, and sewer are also included. Nearly new, move-in ready, and offering far more than the typical condo footprint, affording you the room you want, without spending your weekends maintaining it. Skip the construction timeline, keep the space and lose the weekend maintenance. Attribution Contact:

The beauty of condominium living is that your weekends can be spent doing what you enjoy instead of maintaining a home. Skip the mowing, forget about shoveling snow, and spend your time exploring everything Southern New Hampshire has to offer. Located in Bedford's sought after River Glen community, this townhome offers the perfect balance of convenience, comfort, and low maintenance living. Inside, BRAND NEW carpet, with gleaming original hardwood floors, abundant natural light, and a gas fireplace create a warm and welcoming atmosphere. The completely repainted unit offers a main living area which flows easily between the kitchen and dining spaces, while a dedicated office or library provides the perfect place to work from home, curl up with a good book, or simply enjoy a little quiet time. Whether you're preparing dinner, catching up with friends, or enjoying your morning coffee before the day begins, the layout was designed to make every day feel easy and effortless. Upstairs, the spacious primary suite offers a comfortable place to recharge at the end of the day, while the additional bedroom and loft provide flexibility for guests, fitness space, or hobbies. An attached garage means no scraping snow off your windshield before work and no carrying groceries through the rain, while second-floor laundry keeps one more chore from becoming an all day project. Residents of River Glen enjoy access to a clubhouse, fitness center, and outdoor pool, all while being just minutes from shopping, restaurants, Manchester-Boston Regional Airport, and major commuter routes. From a quick trip to downtown Manchester to dinner with friends or a weekend getaway, it's easy to see why Bedford remains one of Southern New Hampshire's most desired zip codes. Because sometimes the best part of owning a home isn't having more space. It's having more time. Showings begin immediately. Quick close preferred. Attribution Contact:

Single-Family Home Size Drops Slightly in Q2 2026
As someone who has spent years guiding clients through the unique landscapes of New Hampshire real estate—especially those drawn to luxury or historic homes—I’ve noticed a trend that resonates with today’s market. After nearly a decade of shrinking square footage, new single-family homes have seen an uptick in size since 2024, with the median now at about 2,185 sq ft and the average reaching 2,426 sq ft. This shift reflects renewed interest from buyers seeking higher-end features, even as affordability remains a concern for many. Whether you’re envisioning a classic Manchester colonial or a spacious Southern New Hampshire retreat, understanding these shifts helps you navigate the choices ahead with confidence.
