You get a Carfax for your car. Did you know there's a version for houses? It's called a CLUE report. It shows every insurance claim ever made on the property...fires, floods, damage. Your insurance company can pull it. Most buyers have no idea this exists.

Maryland gives sellers two options: disclose everything or disclaim...which means tell you almost nothing. Most sellers choose disclaim. They don't have to tell you the age of the roof, the furnace, when the smoke detectors were replaced. They only HAVE to disclose hidden defects you can't see.

You can't just wake up one day and say "never mind." It's a legally binding contract. You can only get out through a contingency...financing, appraisal, inspection. Walk away for no reason? You lose your deposit AND both brokerages can sue you.

Your home inspector can't look inside walls. Can't look under flooring. Can't move your couch. If the seller puts furniture over mold, the inspector will never see it. And they're not liable. That's why Jen's rule is to always do the walkthrough AFTER the house is empty.

Buyers used to send love letters with family photos, kids' drawings, and personal stories to win offers. It violates Fair Housing because sellers choose based on who the buyer IS instead of the offer itself. Jen still gets them. She can't submit them.
