Bell County's median is a number nobody lives in.

$156 a square foot — that's the county's median listing price per square foot in August 2026 (FRED). Temple, Belton and Harker Heights, blended into one figure.

But nobody buys a county. Harker Heights moves on Fort Cavazos orders. Temple moves on hospital hiring. Belton sits between Stillhouse Hollow and Lake Belton, and that's most of its pitch.

Same budget, three very different Tuesdays.

A house sitting 30 days isn't a red flag.

Median days on market in Bell County was 72 in August 2026 — up from 65 in April (FRED).

So a listing that's been up a month isn't damaged goods. It isn't even halfway through a normal run here.

But buyers scroll past it assuming something's wrong, and sellers cut the price at day 30 before the market has told them anything at all.

Slower isn't broken. It's just the pace now.

Prices aren't cracking here. Patience is.

690 Bell County sellers cut their asking price in July. That same month, 24 raised one (FRED, July 2026).

That's not a crash. Most of those cuts came off homes listed on last year's comps that then sat all summer.

So here's my call, and it's only a call: the next six months don't bring cheaper houses. They bring quicker corrections. Sellers will land on the real number in weeks instead of seasons.

Active listings tell you almost nothing.

608 Bell County homes went under contract in August 2026 — up from 585 in July (FRED). Still under May's 728, but the direction flipped.

That's the number I watch. The active count tells you what's sitting. The pending count tells you what buyers are actually signing, weeks before any of it shows up in a closed sale.

Right now, more of them are signing.

List now, or wait for spring?

Fall doesn't mean more choices. Just older ones.

Bell County had 620 new listings hit the market in April 2026. By August, 544 (FRED). The flow of fresh homes is thinning.

What's left leans toward houses that didn't sell this summer — and a seller who's been waiting since June negotiates differently than one who listed Tuesday.

So a smaller fall menu isn't a downgrade. It's leverage.
