The home appraisal is easily one of the most misunderstood steps in the entire buying process.

To clear the air: an appraisal is not an inspection, and it isn't a final price negotiation. It isn't even ordered by you, your agent, or the seller. It’s ordered by your lender and completed by an independent, licensed appraiser. Its only job is to prove to the bank that the house you want to buy is actually worth the amount you agreed to pay.

Here is how it usually plays out:

If it meets or beats the contract price: You are cleared to move forward to closing.
