You might find a good deal…
You might get lucky…
But nobody is walking out with the entire store for 75% off. 😂

Yes, there are opportunities out there for buyers right now. Some homes are sitting longer, some sellers are more flexible, and negotiations are happening again.

BUT…

Submitting an offer that makes the seller laugh, cry, and immediately hit “DECLINE” probably isn’t the strategy. 💀

Smart offers win.
Educated offers win.
Reasonable negotiation wins.

The goal isn’t to “steal” a house — it’s to get a great home at a fair price without losing the deal altogether.

Summer market = multiple offer season ☀️🏡

Right now we’re seeing more and more homes getting multiple offers again… and here’s something most buyers (and honestly some sellers) don’t realize:

👉 The highest offer doesn’t always win.

As Realtors, we see it all the time. A seller may choose:
✔️ A cash offer with fewer contingencies
✔️ Buyers who are fully underwritten instead of just pre-approved
✔️ Flexible buyers willing to work with occupancy needs or timing
✔️ An offer that simply feels more solid and less risky overall

Sometimes a “lower” offer actually nets the seller LESS stress and a smoother closing. And trust me… that matters. 😅

If you’re buying in today’s market, strategy matters just as much as price. And if you’re selling, it’s important to look at the WHOLE picture — not just the biggest number on page one.

Real estate is basically part business deal, part dating app, and part chess match lately. 😂

🚨 REALTOR STORY OF THE DAY 🚨

Tuesday, my buyer and I did the final walk-through on his new home before closing. Usually these are quick and uneventful…

Not this time. 😅

We walked in and realized the seller had taken ALL of the appliances. Yep. Refrigerator, stove, washer, dryer… gone. My buyer was understandably freaking out a little.

But this is EXACTLY why final walk-throughs matter. 👏

A final walk-through isn’t just a “last look.” It’s your chance to make sure:
✔️ The home is in the condition agreed upon
✔️ Repairs were completed
✔️ Included items actually stayed with the house
✔️ No surprises are waiting for you after closing

Thankfully, because we caught it BEFORE signing, I was able to negotiate a $5,000 credit from the seller for new appliances and we still closed on time. 🙌

Friendly reminder: NEVER skip your final walk-through… even if the seller is staying temporarily after closing. Once those papers are signed, the house (and any problems) officially become yours.

Moral of the story: Always do the walk-through. Always. 😂

Happy Closing Day to this mother daughter duo👭!! Wish all of my deals would go as smoothly as this one! This house was the FIRST home my client saw!! I guess when you know you know!! The home had just come back on market the morning we saw it because the buyer couldn't get financed. Goes to show you timing is everything!! House is updated from top to bottom and is like NEW! Inspection was PERFECT which almost never happens and it appraised for over ask giving my buyer instant EQUITY.

It's getting tough out there for buyers again!! So here's my little tip to those looking for homes right now. Do your homework before you start looking! This means: 🌟getting a strong preapproval from a reputable lender.🌟 Knowing how much you have for an appraisal guarantee. 🌟Understanding your timeline so you can offer occupancy days 🌟and by all means get yourself a SEASONED REALTOR!! Not just someone you found clicking around on Zillow or Realtor.com!! This way you'll be able to make quick and decisive decisions. Waiting even hours to submit your offer can cost you getting the house!
