Open up the floor plan! 🔨 Knock down walls and create the spacious layout that’s on many buyers’ wishlist.

Swap out fixtures in the kitchen and bathrooms. New k***s, pulls, and faucets go a LONG way when it comes to giving an outdated bathroom a much needed "quick fix” 🤑

Paint in a neutral palette. This allows buyers to picture their things in your space. 🤍

Install hardwood floors or refinish your current floors. Refinishing  your hardwood floors will recoup 100% of the cost at resale, while new floors can recover up to 106% of costs!🤙🏽

It’s no secret that the current state of the market is nuts right now. For I wanted to share some quick tips to not only survive a seller’s market as a buyer, but come out on TOP, and end up In your dream home:

✨Clarify your housing needs vs. wants:
It’s time to get serious about the “must haves” in your home search. This doesn’t mean you should compromise on what’s most important to you. But the longer your list of requirements, the more it will restrict your search and the chances of buying a house in a limited market.
✨Decide what you are comfortable paying. Just because you are preapproved for a specific amount doesn’t mean you should spend that much on a home. Consider your overall financial goals and come up with a number that you are comfortable with. If you only look at houses at the top of your budget, you won’t have room to “bid up” in multiple offer situations.
Then…

✨Put in a strong, clean offer.
