Mortgage rates may be taking a breather, but don’t count on a major drop just yet.

After weeks of climbing, rates have temporarily leveled off, and a small dip may be ahead. But rising inflation and a strong economy could keep upward pressure on rates.

Meanwhile, home sales remain sluggish as we head into the colder months.

My takeaway for buyers: Don’t get so focused on waiting for the perfect interest rate that you overlook the right home or a good negotiating opportunity.

The best strategy? Understand your options and make a move when the numbers make sense for YOU.

📊 AUGUST → SEPTEMBER: WHAT CHANGED IN THE MARKET?

The market shifted a bit from August to September — and there are a few numbers worth paying attention to. 👀

So, what stands out? 👇

➡️ Inventory increased in all three counties.
➡️ New listings decreased in Oakland & Macomb, while Wayne remained essentially flat.
➡️ Homes are taking slightly longer to sell in Oakland & Macomb, while Wayne improved by 1 day.
➡️ Average sale prices dipped month-over-month across all three counties.

📈 Bottom line: September brought a little more inventory and slightly more time on the market — giving buyers more options, while sellers need to pay close attention to pricing and positioning.

And remember, the real estate market is local — sometimes even down to the neighborhood. 🏡
