Here are 3 ways rising mortgage rates could help cool things down:

✔️ Fewer buyers: Buyers hold off a bit, which means less demand and less competition among buyers.

✔️ More inventory: Less demand from buyers gives housing inventory (supply) a chance to rise back up to more sustainable levels.

✔️ Slows price appreciation: Less demand and more supply can help slow down the rapid price appreciation we've been seeing.

Before you begin shopping for homes, it's time to meet with a lender to get pre-approved for a home loan. Having a pre-approval letter in hand can give you a leg up in this competitive market and show seller's that you're a serious buyer with your finances in order. ✅

A lender will look at your finances, employment and credit while determining the loan you may qualify for. Start preparing these 5 documents so that you're ready to begin the pre-approval process! 👇

✔️ Identification
✔️ Proof of income from the last 2 years; W-2 statements, additional income, tax returns and recent pay stubs
✔️ Proof of assets; bank statements and accounts that show proof of funds
✔️ Debt statements from loans or lines of credit to determine debt-to-income ratio

Today, let's talk curb appeal. You have one chance to make a great first impression and curb appeal is the way to do it, especially in the Spring! Flowers and landscaping are coming back to life and garden centers are full of seasonal plants that can help you boost your home’s curb appeal.

• To start, spend some time outside cleaning up your landscaping. Mow the lawn, clean up the edging and seed any areas that need it.

• Next, trim back trees and shrubs so that they accent your home, not hide it. 🌳

Creating an inviting entryway actually starts at your front door. Welcome in the new season with a new welcome mat, a seasonal wreath and a few potted plants. A styled front door sets the tone for the rest of the home.

Once you’re inside, create a functional but welcoming entryway. You only need a few items for an entryway reset. Bring in an entry table, mirror, storage and lighting for function. From there, you can style with fresh flowers, coffee table books or accents that go with the rest of your home.
