Today's average 30 year fixed rate is 7.46%. Here is the part most buyers miss: Fannie Mae now expects rates to stay in the 7.5% range through all of 2027.

Waiting for 5% could mean waiting years, while prices and rent keep moving.

Meanwhile, this is the most buyer friendly market we have had in years. Homes are sitting longer, price cuts are common, and sellers are offering concessions and rate buydowns again.

You can renegotiate your rate later. You cannot renegotiate the price you paid, or the leverage you had while sellers were competing for buyers.

Date the rate. Buy the house.

Your home's history follows it. Every buyer can see it.

Days on market. Every price reduction. The listing that expired and came back with new photos. Agents pull the full history before they book a showing, and buyers ask about it at every open house.

That's why relisting the same way, with a slightly lower price and the same presentation, rarely works. The market already has an opinion, and the history backs it up.

A real relist strategy resets the narrative. New presentation, honest pricing from current closed sales, and a launch that gives the market a reason to look again.

Your home doesn't need a disguise. It needs a strategy that owns the history and outperforms it.

Sitting on an expired listing? The second launch is the one that counts. Let's make it the last one.

Something I have been building is live: www.thelistingaudit.com

If your home sat on the market and did not sell, this page was made for you. It walks through how I look at a listing that did not sell, what I would change, and how a relaunch works. It is the same approach that took a Rochester home that expired with another agent and sold it for $1.4M.

The free Listing Audit is right on the page. Tell me about your home, I review every request personally, and I will show you exactly what I would do differently. No pressure to relist with me.

Know someone whose listing expired? Send them the link. It might be the most useful thing they read this week.

Metro Detroit doctors and nurses: there is a home loan built for you, and most healthcare workers I meet have never heard of it.

Through the Doctor Loan Program with my lender partner: physicians can buy with 0% down, registered nurses with 3% down, no monthly mortgage insurance, loans up to $3M, minimum 700 credit score.

No monthly mortgage insurance alone can save hundreds a month compared to a regular loan with the same down payment. If buying has been on your mind but the down payment math kept stopping you, this program changes the math.

Message me the word DOCTOR and I will walk you through how it works.

Here's the most expensive mistake expired sellers make: chasing the market down.

They list high, sit for 60 days, then drop $10,000. Then another $10,000. Every cut tells buyers the same story: this seller is getting desperate.

Meanwhile the home that priced right on day one sold in two weeks and closed near asking.

Small reductions don't create urgency. They create doubt. Buyers start wondering what's wrong and wait for the next cut.

If your listing expired after a string of reductions, the price was never the only problem. The strategy was. A relist needs one confident number built on real closed sales, not another round of hoping.

Priced once, priced right, sold. That's the whole game.

If your listing died by a thousand cuts, let's talk about the relist before you make another one.

Sure, you can list with the 1% Realtor. You can also buy sushi at a gas station. 🍣

The discount feels good until the house sits, the price starts dropping, and the "savings" disappear three times over. I relaunch those listings for a living.

Nobody talks about how personal it feels when your listing expires.

You cleaned, you staged, you left for every showing. And then the sign comes down and it feels like the market rejected your home.

It didn't. The market is just math. And math doesn't have feelings about your kitchen.

What expired was a price and a plan, not your home's value. I've watched sellers relist with the right strategy and sell in weeks after sitting for months.

If you're sitting on an expired listing and wondering what's next, that's exactly the conversation I have every day.

If I took over your expired listing, here are the first 3 things I'd change:

1. The price strategy. Not a guess, not what you hope it's worth. A number built on the last 180 days of closed sales near you, matched to your home's actual condition.

2. The first impression. Professional photos, every time. Phone pics cost you showings before anyone reads a word of the description.

3. The launch. A listing should hit the market like an event, not trickle in on a Tuesday with no plan. The first two weeks decide everything.

Most expired listings don't need a new house. They need a new strategy.

Your listing expired. That doesn't mean your house isn't sellable.

It means the strategy missed. And 9 times out of 10, it comes down to price positioning in the first two weeks.

Here's what most sellers don't hear: buyers decide what your home is worth in the first 14 days. That's when the most eyes are on it. Price too high out of the gate and you burn your hottest window, then every reduction after that just confirms what buyers already decided.

If your listing expired, the question isn't "what's wrong with my house." It's "what would I do differently with a strategist running the launch."

Thinking about relisting? Let's talk before you do.
