🏡 Think You Need 20% Down to Buy a Home in Michigan?

One of the biggest misconceptions I hear from homebuyers is that they need 20% down before they can purchase a home.

The reality is many buyers qualify with much less.

Depending on the loan program, qualified buyers may be able to purchase with as little as:

✔ 3% Down (Conventional)
✔ 3.5% Down (FHA)
✔ 0% Down (VA for eligible veterans)
✔ Down Payment Assistance programs may also be available

Waiting years to save 20% could mean missing opportunities to start building equity sooner.

Every buyer's situation is different, so it's important to review your options and determine what programs may be available to you.

🏡 Just Closed: 2066 Findley Circle, Lake Orion

This sale is a great example of why pricing strategy matters.

When the seller came to us, the home had previously been listed with another agent for approximately six months without selling.

The property was beautiful and in a desirable neighborhood, but buyers kept comparing it to similar homes with fully finished basements.

Based on the market data and competing inventory, our recommendation was to list between $665,000 and $675,000 to maximize activity and attract qualified buyers.

The seller initially chose to list at $699,000.

As expected, showing activity was limited and buyer feedback reflected the pricing concerns we had discussed.

After implementing additional marketing efforts and making a strategic price adjustment, we ultimately secured a successful sale at $674,000 — right at the top of the range we originally recommended.

The lesson?

The highest list price doesn't always produce the highest sale price.

Strategic pricing, strong marketing, and understanding buyer behavior are often the keys to achieving the best possible result.
