"Should I buy or sell this fall, or wait?"

We get this question every day, especially with every news article releasing their version of their Fall Housing Market analysis. The headline: activity is stalling across the Mid-Atlantic region.

Here is what is happening behind the numbers:
▪ Showings per listing dropped to 6.9 (a record low for August), mortgage rates averaged 6.67%, and pending contract activity fell by 5.5%.
▪ At the same time, new listings dropped to historic lows as sellers also hit pause.

So, how do you navigate a sluggish fall market?
🏡 If You're Selling:
Do not rely on the market velocity of 2020 or 2021. Today’s buyers are hyper-focused on value. Homes priced accurately and staged well still command great attention because overall inventory remains very low.

🔑 If You're Buying:
The frantic "make an offer in 2 hours with no inspections" days have eased up. With discretionary buyers sitting on the sidelines, you have more time to inspect, negotiate, and find the right fit without getting boxed out.
