Sometimes real estate looks like getting multiple offers faster than you can even have the sign made.

And sometimes it looks like this at 11:30 p.m.
In bed, surrounded by house-tour pages, MLS sheets, disclosures and 20-year-old covenants, trying to determine whether one sentence buried in the fine print ruins the entire plan. 🙈😂

We have our first showing bright and early at 8 a.m. tomorrow, so tonight I’m researching, printing, organizing and planning our route through multiple different cabins and cities.

Reality TV somehow skips the part where the glamorous Realtor is wearing pajamas, fighting with the printer and reading blurry deed restrictions while everyone else is asleep. 😂

I’m incredibly grateful that so many people trust me with decisions this big. 🥹💚

Now I should probably sleep, because tomorrow we hunt for their mountain cabin. 🏡⛰️🐾

One of the questions I hear most from potential sellers is, “Is anybody even buying anything right now?”

Yes, they are. Buyers are more thoughtful about what they spend, which makes pricing and marketing especially important.
