A contingent contract can be a great option. It does come with its obstacles however. Depending on terms, you may spend money on home inspections before your current home goes under contract. Later, another buyer comes in that is not contingent and your contact is canceled so that the seller can accept the other offer. it can also be a great opportunity to get your house under contract and sell and buy simultaneous.
