Even though something can be in a home for a long time, doesn't mean its not a defect. Federal Pacific(FPE) Stab-Lok electrical panels are a prime example. Federal Pacific Stab-Lok electrical panels are considered a significant safety concern due to a documented history of breakers failing to trip during overloads or short circuits. When breakers do not function properly, the risk of overheating and electrical fire increases. These panels were commonly installed in homes from the 1950s through the 1980s and are still found today. If your home has a Federal Pacific Stab-Lok panel--do your research and consider an upgrade immediately.

If you happen to notice these little dirt trails on the floor joists, band joists, or sill plates in your basement they aren't just because you haven't cleaned in a while. These are mud tubes for eastern subterranean termites. These type of termites live in the soil and have to remain in a moist environment to stay alive, so they build these little tunnels to get over surfaces and around concrete and metal to find new wood to feed on. I wasn't even hired for a WDI inspection on this property, but still was able to locate and point this out to my client! We are a licensed pesticide business and commercial applicator through the OH Dept of Agriculture, so we know how to spot things like this before they become big problems!

This is a friendly reminder that the pollen is almost done falling from the trees, and you should have your gutters cleaned! Water that isn't going down the downspouts is either overflowing and pooling near the base of your foundation, or leaking behind the gutters onto the fascia(and potentially inside of the home). Neither of these circumstances are ideal and can be easily prevented with routine maintenance!
