K**b and Tube wiring gets its name from the porcelain or ceramic "k***s" and "tubes" used to support and protect the branch circuits. K**bs were nailed to wood framing members to keep the conductors away from framing and suspended in open air. Tubes were hollow and used as a pass-thru sleeve on joists and studs. There were only 2 conductors(hot and neutral) and it did not have a grounding conductor. It is some of the oldest form of house wiring(dating back to the 1880s and can be found up to the 1940s). There are several reasons why k**b and tube is considered obsolete and a safety concern:

1.) No equipment grounding conductor(which provides appliances and equipment with shock and surge protection)

2.) The rubberized cloth insulation can become brittle and crack or fray--exposing the conductor beneath(which if surrounded by insulation or contacting wood can create enough heat to start a fire).

3.) K**b and Tube was designed for homes with 30A or 60A electrical service to power lights and switches. These homes did not have modern appliances or equipment and the wiring can be overloaded in homes equipped with numerous modern appliances. Overloaded = overheating.

One of the biggest misconceptions Ive heard over and over again in my career is: "ITS BEEN IN THE HOME FOR 100 YEARS, IT MUST BE OK". This couldn't be further from the truth. Do your research when purchasing an older home, and hire an inspector you can trust before you buy!

Even though something can be in a home for a long time, doesn't mean its not a defect. Federal Pacific(FPE) Stab-Lok electrical panels are a prime example. Federal Pacific Stab-Lok electrical panels are considered a significant safety concern due to a documented history of breakers failing to trip during overloads or short circuits. When breakers do not function properly, the risk of overheating and electrical fire increases. These panels were commonly installed in homes from the 1950s through the 1980s and are still found today. If your home has a Federal Pacific Stab-Lok panel--do your research and consider an upgrade immediately.

If you happen to notice these little dirt trails on the floor joists, band joists, or sill plates in your basement they aren't just because you haven't cleaned in a while. These are mud tubes for eastern subterranean termites. These type of termites live in the soil and have to remain in a moist environment to stay alive, so they build these little tunnels to get over surfaces and around concrete and metal to find new wood to feed on. I wasn't even hired for a WDI inspection on this property, but still was able to locate and point this out to my client! We are a licensed pesticide business and commercial applicator through the OH Dept of Agriculture, so we know how to spot things like this before they become big problems!
