Hey we all had/have to start somewhere as we get into Real Estate Investing's rehab side of things. Volunteering with Habitat for Humanity of Mahoning Valley makes a GREAT place to gain some hands on skills while doing good for your neighborhood.

Annnnd... it's one way to earn your Hands On Rehab credit hours for your OPHP certification if you're working towards that! Just bring me proof of your volunteer time and we'll check that requirement off the list.

If you own a property in Youngstown, pay attention to this. No parking on grass can be argued that it’s already a thing but what strikes me as ridiculous and overreaching is there assertion that gravel does not constitute an allowable parking base. So much like many of the people in the comments are saying… What about all the gravel driveways already existing in the city of Youngstown? One would assume they’d be grandfathered in but a who knows and then be would one be fine and charged with a misdemeanor for simply extending the breath of the gravel driveway to avoid parking on sod?

For most of this is not "new information". But to the media and general national discourse on the matter, it's a much needed injection of common sense and real data.

New Realtor.com data reveals that institutional investors make up just 1% of all single-family home purchases nationally.

The real landlords?

Mom-and-pop investors with fewer than 10 properties now account for more than 60% of all investor acquisitions.

That's up from 50% just a few years ago.

And institutional buying has actually dropped 65% since its 2021 peak as rates climbed.

The narrative doesn't match the data.

Small investors are the ones keeping the rental market running, not hedge funds.
