The developer behind the long-delayed Mandarin Oriental Residences in Boca Raton is facing another setback: a $417.7 million foreclosure lawsuit.

A lender is claiming that an affiliate of developer Penn-Florida has missed interest payments since June 2024 and failed to repay the loan when it matured in September – resulting in the project missing its February 2025 completion deadline and the termination of the hotel’s management agreement.

Engaged in legal battles with contractors, condo owners, and now the lender, Penn-Florida is at risk of losing the property – and contractors and condo buyers could be left without recourse.
