Most buyers make the same expensive mistakes—and don’t realize it until after closing.

Here are a few things I tell every client before they buy 👇

1. Don’t max out your budget
Just because you’re approved doesn’t mean you should spend it all. Leave room for repairs, upgrades, and life.

2. Pay attention to what you CAN’T change
Location, lot, neighbors, layout… those matter way more than paint color or flooring.

3. Inspections matter more than emotions
A house can look perfect and still have major issues hiding underneath.

4. Storage is underrated (until it’s not)
Garages, RV space, and functional storage add serious daily value—and resale value.

5. Think resale before you even buy
The right upgrades (like garage finishes, storage, and clean layouts) can make a big difference later.
