Being a good agent sometimes means being the person who says, “Let’s not do that.”

Like accepting the highest offer before comparing everything else that comes with it. The price may look great, but financing, contingencies, requested concessions, and the closing timeline can all change which offer is actually strongest for the seller.

Or automatically turning down an offer because it came in quickly. An early offer doesn’t necessarily mean the home was underpriced or that something better is guaranteed to come along.

I want to compare it with the showing activity, buyer feedback, current competition, and the terms being offered before deciding how to respond.

I’ll also push back on agreeing to inspection requests before we understand the full cost and our options. A repair, credit, or price adjustment can affect the seller’s bottom line differently. So we need the full picture before answering.

My job isn’t to make every decision for my sellers. It’s to make sure they understand the risk, leverage, and financial impact before they make it.
