Look out for anything like moisture problems, outdated systems, or any structural clear concerns. Spotting potential problems early can really impact your decision-making and negotiation strategy.

🗒️ During the Sale

This is where the inspection stage comes in.

A licensed inspector will evaluate the home and provide a report of issues. This is your chance to negotiate with the seller for repairs or price adjustments based on the inspection report.

Fantastic!

But before you make an offer to buy, take a moment to talk with your agent and ask these questions -

⚪ Can I get a CMA on the home?

While CMAs are traditionally created by listing agents to help price the home before selling it, you can also request one from the agent helping you buy.

This will give you insight into comparable homes in the area, info on the local real estate market, and help you make an informed decision about the price of your offer.

⚪ Are there any planned developments or changes coming to the area?

Future projects can not only impact any potential views but also alter traffic and demand for the area.

While developments can be a good thing, you also want to avoid later discovering something that would have influenced your decision to buy.

⚪ How old are the home's major systems?

Knowing the age of items like the roof, appliances, and HVACs can help you make a more informed decision when making an offer.

Keep in mind that you'll also be able to get an inspection of the home during the process.

⚪ What's included in the sale?

Not all home fixtures and appliances may be included in the sale. So, find out precisely what is.

⚪ And don't forget to ask yourself if this is the right home for you.

It's a significant decision. At the same time, in some markets, it might be competitive with other buyers.

So, I recommend that you have clarity on what's important to you beforehand and have a conversation with your agent about what to evaluate on a home.

Let's break down the basic steps of buying a home...in emojis!

🤝 First, you'll want to interview agents to find the one who's right for you and schedule your buyer's consultation.

One of my favorite places to meet buyers for this is at a local coffee shop. We can get to know each other, discuss your home goals, and I'll share insight on the process.

🔍 Up next, we'll determine your financing and get you pre-approved for a home loan (if you're not buying in cash).

We'll also discuss the areas you're interested in and market conditions so you can make a more informed decision.

🏠 Now, we'll move on to looking at homes that match your criteria!

If you're buying from out of town, I'd also be happy to provide virtual tours and video walkthroughs!

📝 Once you've found a home you're interested in, we'll move into making an offer!

We'll discuss the right strategy for your offer, the home's pricing, and local market conditions.

💸 After the offer, we'll move into the phase with your home inspection, appraisal, and any final negotiations.

Following that, any earnest money deposits, title searches, and final walkthroughs will also be completed.

You might have questions during this stage and the pre-closing process. I'll be here for you every step to answer any questions and provide guidance on what to expect.

🔑 Once all the Is are dotted and Ts are crossed, you'll get the "clear to close" news. And we can celebrate your new home!

Because buying a home is a major financial decision and commitment.

If you want a successful closing, then I recommend you ask yourself -

To even better understand how a buyer’s agent can help you, I suggest you review a written buyer’s agreement.

These written agreements (industry standard as of August 2024) can help share with you what exactly to expect from your agent, and it will be required to tour properties in the MLS.

I’m a professional who has spent countless hours learning and executing strategies for getting my buyers to the closing table.
