Where do you even start? 😮‍💨

The season doesn’t officially start on Pine Island until you’ve done this: picked up your first stone crab claws of the year at Island Crab Company in St. James City.

Stone crab season opened October 15, and the claws at the market on Stringfellow Rd come from crabbers working our local waters. They take just one claw and put each crab back to grow another, which is why we get to do this every year. Locals are also saying this has been a strong stretch, with last season being the best some crabbers have seen since Ian.

My favorite way to enjoy them is simple. Grab a pound or two cooked and chilled, add a container of their mustard dip, and crack them on the porch. Island Crab is open Tuesday through Sunday, 9 to 6, and Pine Island Seafood is open every day from 9 to 6 if you want a second stop.

If you’d rather have someone else do the cracking, Blue Dog and Phuzzy’s both have claws on the menu right now, and Jug Creek has them too.

The Stone Crab Music Fest comes to St. James City on November 8 if you want a little more island fun with your claws.

Many restaurants on Pine Island will have Snow Crab on their menu including Phuzzy’s Boat Shack Restaurant in St James City!
Over at Pine Island Seafood Co.- formerly Barnhill Seafood Market in St James City- they are putting the traps in the water as we speak - a great place to pick some up to cook at home!

Every industry has its own language... and real estate listings might be the most creative of all 😂

After reading more listing descriptions than I can count, I've gotten pretty good at reading between the lines. And most of these aren't bad at all! A ""cozy"" home can be the perfect fit, and ""needs TLC"" can be a great opportunity if you're up for a few projects.

The key is knowing what you're walking into before you fall in love with the photos!

You know the homes I'm talking about. You keep seeing the same listing online, or you drive past the same For Sale sign for months.

That's not what I want for your home!

So, here's what I do to help make sure your home doesn't end up in that spot:

🔍 Get ahead of the inspection

A pre-listing inspection helps you find and handle surprises before a buyer does, which can mean fewer renegotiations and less chance of a deal falling apart. Every home is different (and anything found may need to be disclosed), so it's something we'd decide on together.

🏡 Invite the neighbors first

Before the public open house, I host a neighbor preview. Your neighbors may know someone who's been hoping a home on their street would come up, and it gets people talking about your home ASAP.

🎥 Use video to answer buyers' questions

Instead of a basic walkthrough, I create videos that show how your layout flows, what your home feels like day to day, and the details photos can't capture. That way, the buyers who reach out are already excited about it.

📱 Launch a social media campaign, not just a post

Your home gets more than a single ""just listed"" post. I plan a full campaign with reels, stories, and posts. That way your listing reaches buyers while they're scrolling, not only when they're searching listing sites.

📂 Leave a homeowner's manual for showings

I put together a simple guide buyers can flip through or scan with a QR code, including your average utility costs, the age of your roof, HVAC, and appliances, and any recent updates or warranties. It answers the questions buyers would otherwise have to wait on, and it shows how well your home has been cared for.

💛 Share what you love most

I'll ask what you love most about your home, like the spot where the morning light comes in or the backyard where everyone ends up on summer nights, and incorporate those details into the marketing materials so buyers can picture their own life there.

In today's market, it takes a little creativity to stand out.

My family's roots here go back to 1990, when my parents moved to the island and I started visiting. In March 2021, I made it official and moved to St. James City, and I haven't looked back.

I know these streets, these canals, these sunsets, and the people who make this place special. And I'm not doing it alone.
