MARKET UPDATE!!

Here are the market numbers from May, compared to a year ago!

All Systems Normal - Those of us who've been around a while keep saying the same thing: this market feels like our Real Estate market used to feel before the COVID frenzy. A normal healthy market. May confirmed it. Sales were up not just seasonally over April, but up a solid 11.8% over May of last year across residential properties.

Here's what the numbers show:
Single Family Homes The median sales price hit $550,000, up 5.8% over last May, with year-to-date median up 4.9%. Homes that go under contract are doing so quickly — median 29 days to contract overall in May, with a good portion going under contract much faster than that. Days on market remains well below pre-COVID levels.

Condos & Townhomes - The median price dipped this month, but context matters — last May saw a concentration of higher-end condo sales. This May skewed toward lower price points.
Luxury Properties The $1M+ Market continues to be a standout. More homes sold at this level than last year, theysold faster, and sellers received an impressive 98.7% of list price. The luxury segment is performing.

The Dichotomy Remains - Here's where we have to be honest about what the numbers are also telling us. Twenty homes sold above $1M in May. Two hundred and twenty-three are currently on the market. That gap tells a story. For single family detached homes the median days on market is at 55 for the 774 active listings, and 71 for condos and townhomes.

We're seeing the same split playing out across the country — the statistics for homes that sell are excellent. But not everything is selling. Condition and updates matter more than ever. Homes that haven't been refreshed are sitting significantly longer. And pricing right from day one is massively important. Sellers who do the work upfront will be rewarded. Those who want to 'test the market' will find themselves chasing it.

✔️ Loose or lifted shingles – Shingles that are no longer properly adhered can be vulnerable to wind damage and water intrusion.
