Denver Metro’s August market numbers are in, and the summer trend is becoming pretty clear.

Sales activity slowed as summer progressed, with closed listings dropping from 4,024 in June to 3,118 in August. The median closed price softened more modestly, moving from about $614K to $595K, while median days on market increased from 19 to 29 days.

The takeaway: buyers have gained some negotiating power, while sellers need to be more thoughtful about pricing, condition, and positioning. This isn’t a dramatic price drop—it’s a noticeably slower and more balanced market.

🏡 July 2026 Denver Metro Real Estate Market Update

The July numbers are in, and the Denver-area housing market continues to give buyers more breathing room while sellers face more competition.

Here are a few highlights from REcolorado:

• Median closed price: $605,000
• Homes closed: 3,669
• New listings: 5,450, up 2% year over year
• Median days in MLS: 22 days, compared with 26 last July
• Active listings: 13,045, down 4% from last July
• Inventory: About 15 weeks

One number that stands out to me is inventory. With roughly 15 weeks of homes available, buyers have choices and generally have more time to evaluate properties than they did during the extremely competitive markets of a few years ago. At the same time, homes are still selling — 3,669 closed during July.

What does this mean?

For sellers, pricing and presentation matter. Buyers have alternatives, so being positioned correctly against competing homes is increasingly important.

For buyers, the additional inventory can create opportunities to be more selective and potentially negotiate terms that weren't as readily available in tighter markets.
