The group flip ladies just spent $225 and saved $30,000 in unexpected flip cost 👀😱💪
We did a “walk & talk” inspection yesterday with women from our PowerHouse Group Flip, and it was worth its weight in gold! 💰
If you’re newer to this strategy, a walk & talk inspection is where you bring an inspector through the property with you and they verbally walk you through everything they’re seeing in real time. They can often spot things that a contractor walk-through might miss. And with no formal report, there is no big price tag, but you still get the insight you need to make smart decisions 🤓
On the surface, the house looked like a cosmetic flip. Floors, paint, and a bathroom refresh and it would sparkle ✨ Buuuut a few things felt off:
– Some cracking in the exterior brick
– Tile pushing up in the basement
– Question marks around the roof
Best $225 we could have spent.
Here’s what we uncovered:
– Roof issues hiding beneath “perfectly fine” shingles - the sheathing needed full replacement, as improper HVAC installation in the attic had caused moisture damage
– Water intrusion issues tied to the brick and basement would require a $12,000 fix
All in, about $30K in unexpected scope costs.
This is exactly why we make decisions from a place of data, not assumptions.
Now we head back to the negotiating table with clarity. We can clearly communicate the true scope, justify a price adjustment, and even help the seller understand why the property hasn’t moved.
