Submitting an offer is so much more than filling out paperwork and hitting “send.” 🏡

When we write an offer for our clients, we’re thinking about the strategy behind the offer, not just the price.

🔹 We communicate with the listing agent. This may sound like an obvious thing but not all agents take the time. We find out what matters most to the seller, what they’re looking for, and how we can structure an offer that stands out.

🔹 We do our homework. We look at the property, comparable sales, market activity, and the terms of the transaction before deciding how to position your offer.

🔹 We make the offer easy to understand. A clean, organized offer with clear terms makes everyone’s job easier—and that matters.

🔹 We look beyond the purchase price. Closing dates, earnest money, contingencies, concessions, possession and other terms can make a HUGE difference.

🔹 We advocate for you. We don’t just submit whatever number you tell us. We help you understand the risks, opportunities and strategy so you can make an informed decision.

🔹 We follow up. Once the offer is submitted, we stay in communication with the listing agent and work to keep the conversation moving.
