🏡 SOLD & CLOSED THEIR NEXT HOME🔑❤️
Today we get to celebrate Cody & Kayelyn—not only for selling their home, but for closing on the next chapter of their lives in their new home! 🎉

This couple has truly humbled us. They have some of the craziest, busiest, most draining lives, and yet somehow, I rarely heard either of them complain. They just keep showing up, loving their family, working hard, and figuring it out together. That kind of resilience is something we genuinely admire.

And Cody… well, Cody is a man who LOVES his wife, and it shows. 😂❤️ All the way to the closing table, where he found himself completely surrounded by women, silently shaking his head at our jokes and probably wondering how he ended up in that situation. 🤣

Watching these two navigate this process together has been such a privilege. We are beyond happy for them and so excited to see what this next chapter brings.

Your home inspection report came back with 47 items. Now what? 😳

First, don’t panic!

Home inspection reports can be LONG. Even well-maintained homes can have a list of things that need attention. But here’s something we always want our buyers to understand:

Not every item on that report deserves the same level of concern.

🔹 Some things are routine maintenance. A loose cabinet handle or a dripping faucet might be an easy fix.

🔹 Some things deserve a closer look. Roofing issues, drainage concerns, electrical problems, or aging systems could mean bigger expenses down the road.

🔹 Some things are worth negotiating. Depending on the findings and your contract, you may be able to request repairs, negotiate concessions, or gather more information before moving forward.

And that’s where we come in!

We’re here to help you sort through the findings, ask the right questions, bring in qualified professionals when needed, and understand your options. Sometimes that means negotiating. Sometimes it means moving forward with a plan. And sometimes it means deciding a home isn’t the right fit.

One of our favorite things to do after a promising showing is spend a little time actually experiencing the area around it.

Drive a few streets you haven’t seen. Test the route you’d take every day. Find the closest grocery store, coffee shop or park. Pay attention to the traffic, the surroundings and how the neighborhood feels.

Then ask yourself one simple question: Can I picture my everyday life here?

Because you’re not just buying the kitchen, the backyard or the number of bedrooms. You’re choosing the place you’ll come home to every day.
