I have some hard but necessary truths for all of us.

Auto loan defaults are on the rise and at their highest levels since 2010. If you can't afford rent or to buy a home because of your car payment, you could be on your way to financially treading water. Or drowning.

Don't wait until a car gets repossessed. By then it's too late to recover. Be proactive and restructure that debt the moment you become aware that the payments are a struggle.

Allocating your earnings toward owning a home is a more reliable investment than a new car. A home builds equity, provides tax benefits, functions as a forced savings, and offers long-term stability. A car depreciates 25-30% immediately after purchasing, and up to 55%+ within 5 years.

Many of our incomes are not keeping up with the pace of car and housing prices. It's not easy. Once upon a time, a family of 6 could live on one parental income.

Talk with a career counselor or financial advisor if you need help. Some churches have small groups led by professionals who genuinely want to help you in these exact areas.

I received an offer on one of my listings today from an open house I held at it over the weekend.

Are open houses worth it?

ALL the time I hear REALTORS® saying:
Open houses are dead.
Open houses aren't the highest and best use of our time.
Open houses are fruitless.

The answer to if they're worth it is 𝙞𝙩 𝙙𝙚𝙥𝙚𝙣𝙙𝙨. I know, that wasn't one of the multiple choice options.

Here are my yesses:
When I want to try to accelerate traffic because my listing isn't getting showings.
When I want to reach unrepresented buyers.
When I want to hear instant feedback from visitors.

Here are my nos:
When my listing is getting consistent showings.
When the home is unpresentable.
When the property requires high security detail.

Why wouldn't I know if I want to hold an open house? Although I have general marketing protocols based on experiential success, each home has to be assessed for which procedures to use and when based on the market its located.

So, I suppose if this were an actual test, the answer "all of the above" would be correct.

I held an open house at this listing because showings were slow. My real estate market is mostly a discretionary buyer's market. Showings are fewer but the showing to offer ratio is high.

Your real estate agent should be having open discussions with you about advertising, performance metrics, market shifts, and unfiltered feedback from showings and open houses so you know what changes to make if needed.

Some real estate agents who show properties do not provide feedback because they believe no feedback is the feedback. I strongly disagree. When I show a property I will always let the listing agent, or the seller if it's not listed, know my buyer's opinion of their home whether it's good or not so good😬. There is always a tactful way to deliver difficult news.

Back on April 9th, I was looking for two buyers, one in Parrish and one in West Bradenton.

I was asking for off-market properties because they had seen everything on the market.

Buyer 1 is now under contract in Parrish. I found this off-market property for him listed at $574,900.

Foreclosures have been ticking up for 13 consecutive months. It is not a crisis. The market is still balancing. I am not brightsiding here. I'm speaking from experience. It's not surprising to me to see our markets are correcting course after the pandemic housing boom.

The top 5 states leading the rise this month are
➡️South Carolina
➡️Indiana
➡️Florida
➡️Illinois
➡️New Jersey
It will most likely change next month. In January 2026, Delaware was in first place; as of March 2026 it's in 12th place. My hometown of Ohio is in 9th place.

It is better to try to short sale your home before surrendering to foreclosure. I have walked that walk. It's a lengthy, detailed process that is manageable with the right help. I hope you never have to experience it. If you do, you will financially recover in less time with a short sale than with a foreclosure.

Find a real estate professional, or a banking professional, to help you with a short sale. Make sure they understand the procedures and protocols. I can help some, but I can't help all. Not all real estate agents will be willing to take on helping you with a short sale. There may or may not be a way for them to get compensated for their time and efforts.

Although you can AI instructions for a short sale, be careful. I have personally experienced AI shortfalls that were utterly false. So untrue it was scary to think some just copy/paste its results or blindly trust its sourced outputs. In any legal instance, always pick up the phone and start the process with a conversation with a vetted professional who can guide you in the right direction, to the right people, and through the right steps.
