Foreclosures have been ticking up for 13 consecutive months. It is not a crisis. The market is still balancing. I am not brightsiding here. I'm speaking from experience. It's not surprising to me to see our markets are correcting course after the pandemic housing boom.
The top 5 states leading the rise this month are

➡️Indiana
➡️Florida
➡️Illinois
➡️New Jersey
It will most likely change next month. In January 2026, Delaware was in first place; as of March 2026 it's in 12th place. My hometown of Ohio is in 9th place.

It is better to try to short sale your home before surrendering to foreclosure. I have walked that walk. It's a lengthy, detailed process that is manageable with the right help. I hope you never have to experience it. If you do, you will financially recover in less time with a short sale than with a foreclosure.
Find a real estate professional, or a banking professional, to help you with a short sale. Make sure they understand the procedures and protocols. I can help some, but I can't help all. Not all real estate agents will be willing to take on helping you with a short sale. There may or may not be a way for them to get compensated for their time and efforts.
Although you can AI instructions for a short sale, be careful. I have personally experienced AI shortfalls that were utterly false. So untrue it was scary to think some just copy/paste its results or blindly trust its sourced outputs. In any legal instance, always pick up the phone and start the process with a conversation with a vetted professional who can guide you in the right direction, to the right people, and through the right steps.
