A proposed 7-Eleven near White Eagle Boulevard in Lakewood Ranch is creating a lot of debate among local residents.

Some people see it as a needed convenience for a growing community.

Others are concerned about increased traffic, delivery trucks, noise, lighting, and the fact that homes and schools are located nearby.

Personally, I think it’s an interesting example of the challenges that come with growth. Everyone wants amenities and services… until they’re proposed near their neighborhood.

I recently put together a detailed market update for Greyhawk Landing in Bradenton after noticing there really isn’t much neighborhood-specific data available online for local homeowners.

What I found was actually pretty interesting:
• transaction activity increased significantly
• pricing softened slightly
• inventory remains relatively limited
• and buyers appear to be much more selective than they were a few years ago.

I break down:

* current inventory
* pricing trends
* price per square foot
* buyer activity
* and what these numbers may realistically mean for homeowners in today’s market.

One thing I’ve noticed is that there really isn’t much detailed information available about what’s happening inside specific neighborhoods here in the Bradenton area.

Most real estate content online seems to fall into one of two extremes:
either “everything is amazing and prices only go up” or “the market is crashing.”

The reality is usually much more nuanced than that.

So I decided to start putting together community-specific market updates to help homeowners better understand what’s ACTUALLY happening in their neighborhood, including inventory levels, pricing trends, buyer activity, and overall market conditions.

Here’s a quick market update flyer I put together for Greyhawk Landing, and over the next few days I’ll also be posting a more in-depth video breaking down the community, current market trends, and what I think the numbers realistically mean.
