I get it. You scroll through listings and your eyes go straight to the shiplap, the marble countertops, the perfect kitchen island. Pretty sells. But here’s what the smartest Sarasota buyers are asking me now: “What about the roof? How old is the AC? Is this house in a flood zone?”

That shift is real. And it’s smart.

I had a buyer last month – loved the coastal vibe of a Siesta Key bungalow. White walls, new tile, dreamy lanai. Then we checked the insurance quote. $6,800 a year. The roof was 17 years old. The HVAC unit had a cracked coil. That pretty home? It was a money trap.
